About the Role
SRG Residential is seeking an experienced General Manager for its Etta and 923 Folsom properties in San Francisco, CA. This role is responsible for the overall supervision and performance of the properties, leading a team, and ensuring operational excellence.
Responsibilities
- Hiring, training, and developing a competent team.
- Managing daily operations, including reviewing daily rent recommendations to maximize income.
- Collecting rents and implementing delinquent rent procedures.
- Ensuring resident insurance compliance, adherence to screening criteria, and timely resident retention procedures.
- Completing weekly reports accurately and approving invoices.
- Reviewing and analyzing monthly performance, completing variance reports, and initiating annual budgets and forecasts.
- Identifying market challenges, educating self and staff about competitors, and creating effective marketing plans.
- Ensuring recurring contract work is bid out routinely for quality and best price.
- Confirming contractor insurance and lien waiver compliance, and monitoring contractor performance.
- Implementing OSHA and other safety procedures, educating the team on safety precautions, and maintaining MSDS information.
- Identifying potential repairs or capital projects in conjunction with the maintenance supervisor.
- Ensuring quality curb appeal meets corporate and regional manager standards.
- Identifying risk management issues.
- Reading, following, and implementing company and employee handbooks, property policy manuals, and other governing documents.
Requirements
- Must have excellent problem-solving, interpersonal, communication, and leadership/supervisory skills.
- Must have 5+ years of experience as a Community Manager of 222+ units, including lease-up experience.
- Multi-site management experience is a plus.
- Must have excellent sales skills.
- Must have the ability to read, analyze, and interpret general business periodicals and write reports and business correspondence.
- Must have the ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area, and apply basic math concepts.
- Must have the ability to solve practical problems and deal with a variety of concrete variables in situations where limited standardization exists.
- Must have knowledge of operations software used at the property level, Outlook, Internet software, EXCEL, and WORD.
- All positions are contingent on the completion of a successful background screen and drug test.
