About the Role
The Commercial Manager will take full commercial responsibility and ownership of maintenance operations, ensuring successful delivery, maximizing commercial returns, and managing risk in collaboration with Maintenance Directors, Quantity Surveyors, and Managers. This role requires strong organizational skills to manage multiple projects under pressure.
Responsibilities
- Drive clear costed strategies across projects on operational delivery, engagement, and commercial management.
- Provide financial reporting for small projects and maintenance works across a circa 15-20m portfolio per annum.
- Manage risk and opportunities for the maintenance department.
- Manage the commercial team to ensure delivery of key responsibilities and develop their knowledge.
- Promote and support the development of the Commercial team.
- Prepare long-term cash forecasts for complex projects, monitor results, and interpret deviations.
- Use established techniques to minimize cash outflow and maximize inflow.
- Review the effectiveness of change procedures and develop improvements.
- Support project teams, including site-based teams, to comply with the Integrated Management System (IMS) and client specifications within QSHE scope.
- Audit and evidence company practices, delivering continuous improvement across compliance functions, specifically through regular auditing of compliance to electrical safe systems of work, relevant documentation held on the IMS, and associated standards.

Requirements
- Degree / HNC / HND or equivalent qualification or experience within Maintenance.
- Experience in Commercial Management / Quantity Surveying.
- Experience across M&E, Passive fire, and supporting trades, reactive and planned maintenance within housing associations, including Mechanical and electrical compliance programmes.
- Well versed in the use of standard forms of SOR, such as NHF schedule of rates.
- General maintenance pricing and experience.
- Proficient in the full Microsoft Office package.
- Good technical knowledge and understanding of Mechanical, Electrical, and Domestic components.
- Hold a current CSCS / ECS Card.
- Financial Management.
- Dispute resolution.
- Managing, developing, and leading a Maintenance Commercial Team.
Skills
- Ability to establish good relationships with internal and external team members.
- Good verbal and written communication skills.
- Ability to facilitate risk management reviews, identify and classify project and business risks, reconcile risk interactions, and propose and implement solutions.
- Ability to construct compelling arguments for entitlements.
- Knowledge and ideally some experience of managing disputes through any form of resolution process with practical knowledge and understanding of all legal techniques.
- Ability to produce contractual correspondence and reports quickly, concisely, and effectively.
- Ability to supervise the production and presentation of contractual correspondence and reports.
- Ability to lead, guide, devise, and negotiate the approach, format, and timescale of complex valuations.
- Flexible approach and ability to adapt to change.

- Strong attention to detail with high levels of accuracy.
