About the Role

Base is seeking a Real Estate Analyst to manage the company's physical footprint, including sourcing, underwriting, and negotiating deals for distribution warehouses, offices, and manufacturing spaces. This role involves hands-on modeling, lease negotiation, and site evaluation to support market expansion and operational needs.

Responsibilities

  • Scope new sites with end-user teams, considering footprint, power, dock doors, clear height, battery storage, fire code, parking, and timing requirements.
  • Source and execute the launch of distribution warehouses, offices, and manufacturing facilities from site selection to certificate of occupancy.
  • Build underwriting models for all deals, including base rent, operating expenses, tenant improvements, escalations, abatements, parking, and yield on cost, with scenario analysis.
  • Develop lease versus own, build-to-suit, and yield-on-cost comparisons for larger projects.
  • Redline and negotiate LOIs, leases, and amendments with brokers and in-house counsel.
  • Evaluate state and local incentives prior to site commitment.
  • Identify expansion needs in existing markets by monitoring facility capacity.
  • Optimize the real estate network by partnering with deployment teams to assess utilization metrics and downsize or exit underutilized facilities.
  • Develop and implement a standardized internal process for real estate sourcing.
  • Maintain the portfolio's system of record, including commencement dates, renewal windows, ROFO/ROFR rights, certificates of occupancy, insurance, and landlord contacts.
  • Document processes to improve efficiency and facilitate handover for new market launches.

Requirements

  • 2–5 years of experience in real estate, corporate development, investment banking, private equity, or an in-house real estate function.
  • Proficiency in Excel, including building complex lease economics and defending assumptions.
  • Ability to read and interpret leases, identifying key negotiation points.
  • Capacity to collaborate with operations teams to define building requirements and challenge non-essential needs.
  • Strong project management skills to track multiple stakeholders (brokers, architects, contractors, landlords).
  • Proactive approach to process improvement, transforming manual workflows into reliable systems.
  • Adaptability to manage diverse tasks, from lease redlines to credit discussions and permitting calls, within the same day.
