About the Role
We are seeking a Director, AI Datacenter Construction to lead the delivery of multiple concurrent AI data center builds across Bitdeer’s U.S. portfolio. You will own construction execution for high-density AI campuses, new builds, and retrofits, from site diligence and design through energization, commissioning, and turnover to operations, with accountability for safety, schedule, cost, and quality. You will lead site construction managers and discipline leads, set one delivery playbook across all builds, and manage general contractors, utility partners, and design consultants.
Responsibilities
- Lead construction of multiple concurrent AI data center builds, from site diligence and design through energization, commissioning, and ready-for-service (RFS).
- Build, lead, and mentor site construction managers, project managers, and discipline leads, and help recruit hyperscale-experienced talent as the portfolio grows.
- Standardize construction processes, playbooks, and reporting across sites.
- Lead multidisciplinary reviews of design packages to resolve constructability, cost, and schedule issues.
- Coordinate substation interconnection, utility and EPC partners, outage planning, and energization milestones.
- Resolve easement, land, and permitting constraints.
- Execute across self-build, build-to-suit, and colocation/third-party delivery models, including tenant fit-outs.
- Deliver direct-to-chip liquid cooling and high-density power distribution for GPU/AI workloads.
- Coordinate base-building construction with network, fiber, and rack deployment teams.
- Plan and execute retrofits and conversions of existing facilities into AI-ready capacity.
- Own site budgets, Estimate at Completion (EAC) forecasts, owner’s contingency, and value engineering across the portfolio.
- Review and approve contractor change orders and scope changes.
- Select and manage general contractors, electrical contractors, trade partners, and consultants.
- Direct procurement of long-lead equipment and structural steel.
- Support Site-Specific Owner Project Requirements (SSOPR) negotiations with hyperscale and AI tenants.
- Set commissioning frameworks that protect schedule and RFS dates.
- Set clear communication protocols between Bitdeer, tenants, and contractors.
- Lead site visits for prospective tenants and investors.
- Report status, risks, and decision options to executive leadership.
- Enforce a zero-harm safety culture, including OSHA compliance, Method of Procedure (MOP), Lockout/Tagout (LOTO), and energization safety in live environments.
- Run QA/QC programs, root cause failure analysis (RCFA), and Level 1–5 commissioning.
- Deliver structured closeout and digital asset handover to operations and client CMMS platforms.
- Oversee incentive and labor compliance (e.g., IRA/ITC, prevailing wage and apprenticeship).
Requirements
- 12+ years in data center, mission-critical, or large-scale construction.
- 5+ years leading owner-side hyperscale or AI data center construction.
- Proven delivery of multiple concurrent builds or multi-building campuses totaling 300MW+ of critical capacity, with capital budgets of $1B+.
- Hands-on delivery of AI/ML-ready, high-density, or liquid-cooled data centers, including direct-to-chip cooling.
- Experience across self-build, colocation, and third-party data center delivery, including tenant fit-outs.
- Working knowledge of civil, structural, electrical, and mechanical systems, MV/HV power distribution, substation interconnection, and Level 1–5 commissioning.
- Strong command of EAC forecasting, owner’s contingency, change-order control, value engineering, and OFCI procurement.
- Track record of building standard construction processes and playbooks across multiple regions or programs.
- Experience working with jurisdictions, inspectors, and building codes.
- Leads from the field, develops construction managers, and builds disciplined, accountable teams.
- Holds firm in tenant and contractor negotiations while keeping relationships productive.
- Aligns engineering, operations, finance, tenants, utilities, and local authorities around one plan.
- Holds the line on safety and quality while delivering at speed.
