We are looking for a highly motivated and commercially minded Real Estate Manager to join our U.S. Retail Real Estate team. Based in our New York City office, this role will be responsible for identifying, sourcing, negotiating, and supporting the development of new JOE & THE JUICE locations, primarily across the Eastern U.S. You will play a key role in shaping our real estate growth strategy, identifying high-potential locations, leading landlord negotiations, and partnering cross-functionally to move new stores from initial opportunity through opening.
Responsibilities
- Help define and refine JOE’s real estate growth strategy across our Eastern U.S. markets.
- Analyze markets and identify high-potential trade areas and locations.
- Assess the feasibility of potential sites using internal performance data, macroeconomic insights, demographic information, and socioeconomic data.
- Develop market-level recommendations that support JOE’s broader U.S. growth strategy.
- Source and evaluate potential new store locations.
- Lead landlord negotiations from initial LOI through execution of the final lease.
- Partner closely with external brokers, landlords, developers, and other real estate partners.
- Drive deals forward independently while maintaining strong internal alignment throughout the process.
- Track and communicate key milestones from initial site identification through store opening.
- Develop new store business cases in partnership with internal stakeholders.
- Partner closely with Finance, Operations, Construction, Design, Legal, and other key functions throughout the site development process.
- Present site opportunities clearly and effectively to internal decision makers.
- Ensure relevant stakeholders have visibility into timelines, risks, financial considerations, and next steps.
- Participate in site surveys, work letter negotiations, and design development.
- Support permitting applications and new store construction processes.
- Partner with internal and external teams to help remove roadblocks and maintain development timelines.
- Support projects from site approval through opening to ensure a smooth transition into operations.
- Develop pitches, proposals, and bids for new airport locations across the U.S.
- Support real estate strategy and site development activities across additional U.S. markets as needed.
- Contribute to special projects supporting JOE’s continued U.S. expansion.
- Develop and maintain strong relationships with landlords and key real estate partners.
- Support optimization of JOE’s existing store portfolio.
- Identify opportunities and risks within the current portfolio and partner internally on appropriate solutions.
Requirements
- Minimum of 5 years of commercial real estate experience.
- Experience working for a national or regional retail, restaurant, hospitality, or consumer brand identifying and negotiating new locations, or experience with a leading commercial real estate brokerage such as CBRE, JLL, Newmark, or similar.
- Demonstrated track record of successfully sourcing, negotiating, and completing real estate transactions.
- Strong understanding of site selection, LOI negotiation, lease processes, and retail development.
- Excellent stakeholder management skills with the ability to build strong relationships across departments and levels of an organization.
- Strong commercial judgment and ability to balance growth opportunities with financial and operational considerations.
- Professional and confident communication style with the ability to engage effectively with landlords, brokers, executives, and internal partners.
- Comfort working with financial models, market data, and typical business software, including Microsoft Office.
- Highly organized with the ability to manage multiple deals, markets, and priorities simultaneously.
