About the Role

The Maintenance Technician will contribute to preventative and unscheduled maintenance, environmental, health and safety initiatives, and special projects to ensure exceptional resident satisfaction through great service. This role upholds QuadReal’s mission, vision, and values, acting as a brand and cultural ambassador.

Responsibilities

Maintain thorough knowledge of all building mechanical systems.
Perform scheduled, preventative, routine, and emergency maintenance.
Conduct daily site inspections, interior and exterior, and document findings.
Inspect vacant suites and complete make-ready activities.
Ensure tools and cleaning equipment are maintained and serviced regularly.
Perform waste, recycling, and general cleaning duties.
Maintain property, grounds, and vacant suites in accordance with QuadReal standards.
Coordinate and supervise trades work, including opening and locking suite doors.
Accurately and timely maintain maintenance records, files, and documentation.
Manage part stock, maintenance supplies, and complete regular inventories.
Order supplies as necessary to ensure property operation.
Maintain all logs and safety checks.
Perform other duties as required.
Comply with all relevant legislation and QuadReal’s Health and Safety policy.
Understand and adhere to emergency procedures including fire, flood, and mold remediation.
Be familiar with the emergency operation of building systems.
Ensure vendors and contractors comply with Health and Safety policy and report infractions.
Monitor and control building access, including cylinder lock and electronic systems.

Requirements

Two years of general related experience preferred.
High school diploma supplemented with post-secondary courses or certification.
Experience with Yardi Voyager and Work Order App is beneficial.
Familiarity with smartphone and tablet technology.
Availability for emergency response and on-call duty.
Awareness of occupational health and safety practices.
Ability to communicate effectively and professionally, both orally and in writing.
Superior ability to develop and sustain cooperative working relationships.
Entry-level skills in Microsoft Office.
Ability to lift at least 25 kilograms.
Must be legally authorized to work in Canada.
