  • Serve as the primary point of contact and owner representative for assigned projects, coordinating activities among internal stakeholders, consultants, contractors, and government agencies.
  • Participate in property evaluations, feasibility studies, due diligence reviews, and pre-development activities to support acquisition and development decisions.

  • Review drawings, specifications, contracts, cost estimates, and schedules for completeness, accuracy, constructability, and alignment with project goals.
  • Lead contractor and consultant for procurement efforts, including preparation of bid packages, evaluation of proposals, negotiation of contracts, and recommendation of awards.
  • Develop, maintain, and monitor project budgets, schedules, cash flow forecasts, and project reporting to ensure successful project delivery.
  • Review and process contractor payment applications, consultant invoices, change orders, requests for information, and other project documentation.
  • Conduct regular site visits and project meetings to monitor construction progress, quality, safety, and compliance with contract requirements.
  • Coordinate permitting, zoning approvals, utility coordination, inspections, and occupancy approvals with local jurisdictions and regulatory agencies.
  • Identify project risks, develop mitigation strategies, and resolve issues that may impact cost, schedule, quality, or project objectives.
  • Provide regular project updates, status reports, budget analyses, and schedule reporting to senior leadership.
  • Maintain project records and documentation in accordance with Foundation policies and industry best practices.
  • Support special projects and perform other duties as assigned.

Requirements

  • Minimum of eight (8) years of progressively responsible experience managing commercial, multifamily, hospitality, institutional, healthcare, adaptive reuse, or mixed-use construction projects.
  • Demonstrated experience managing projects from concept and planning through construction and final occupancy.
  • Strong understanding of project budgeting, cost controls, scheduling, procurement, contracts, and construction administration.
  • Experience managing architects, engineers, contractors, consultants, and government agencies.
