About the Role
Realized Holdings is an investment platform focused on tax-advantaged private placement real estate. As a Senior Investment Analyst on the Research team, you will underwrite and diligence offerings, lead analytical projects, and shape research and tools. You will work directly with senior leadership and explain numbers to the Due Diligence Committee, sales team, and investors. We seek someone who adapts quickly, takes initiative, and is comfortable in a developing segment of commercial real estate.
Responsibilities
- Underwrite and model structured commercial real estate investments, including market analysis, historical performance, cash flow projections, and layered debt and equity structures.
- Build new models where existing ones fall short.
- Review offering materials and third-party diligence, including leases, loan documents, appraisals, environmental and property condition reports, and sponsor materials.
- Identify issues, challenge sponsor assumptions, and present findings to the Due Diligence Committee, the sales team, and investors.
- Serve as a subject matter expert on calls, video conferences, and in-person presentations with advisors and investors.
- Lead projects that create new analytical tools and models, and support the VP of Research in documenting and testing development work with the Development team.
- Contribute to thought leadership, including building and scaling market and sector reports.
- Use AI-assisted tools to speed up document review and data extraction, and verify all outputs against source documents.
- Follow the competitive landscape across real estate, capital markets, and private placement products, and complete ad hoc research as needed.
- Lead complex transactions from first look through a recommendation to management.
Requirements
- Bachelor’s degree in Real Estate, Finance, Accounting, Economics, or a related field, or equivalent experience.
- 3 to 5 years in financial analysis, underwriting, acquisitions, asset management, or lending, ideally in commercial real estate or commercial mortgage.
- Strong financial modeling skills, including cash flow analysis, return metrics, and complex debt and equity partnership structures.
- The ability to read real estate documents critically and spot problems others miss.
- Strong research and analytical skills across qualitative and quantitative information.
- Advanced Excel, PowerPoint, and Word.
- Clear writing and speaking skills, with the ability to explain complex investments to diverse audiences.
- Curiosity, integrity, and the self-direction to manage multiple projects and solve problems proactively.
- ARGUS experience (Preferred).
- Working knowledge of real estate taxation, including 1031 exchange mechanics (Preferred).
- Experience in structured finance, securitization, or tax credits (Preferred).
