About the Role
Lead and manage multiple projects, guiding a team of preconstruction managers and shared resources to deliver exceptional client deliverables. Responsible for the day-to-day execution of preconstruction services from initial design to final construction documents, including feasibility studies, budget estimates, comparative studies, value engineering, and client presentations.
Responsibilities
- Lead and manage multiple projects with a team of preconstruction managers and shared resources.
- Oversee the day-to-day execution of preconstruction services from initial program design phase until final construction documents are complete.
- Conduct feasibility studies, budget estimates from conceptual design to final bidding, comparative studies, and value engineering.
- Present findings and estimates to both internal and external clients.
- Lead by example and embody The HITT Way.
- Supervise preconstruction managers, assistant managers, and project engineers.
- Provide complete services to clients and operations teams with minimal oversight.
- Lead multiple project teams in all aspects of bid and budget deliverables.
- Participate in the hiring and termination process.
- Promote HITT Preconstruction advantages to clients and design teams.
- Prepare and analyze pricing proposals considering market conditions, historical data, material escalation, internal estimates, and subcontractor input.
- Manage the design and preconstruction phase with all stakeholders, including owners, design teams, consultants, and HITT operations.
- Conduct presentations and interviews with clients, including strategic preparation.
- Understand all building systems and identify cost control or reduction opportunities.
- Interpret construction drawings and specifications to identify missing elements for complete proposals.
- Understand project scheduling (P6), phasing, and logistical planning.
- Understand geotechnical reports.
- Understand Building Code and LEED Requirements.
- Facilitate the decision-making process.
- Coach, train, and educate preconstruction team members.
- Sustain existing client relationships and develop new ones.
- Help others prioritize tasks and manage time effectively.
Requirements
- At least 7 years of related commercial construction work experience.
- Has been the lead preconstruction manager on several projects.
- Has led others as a team leader and has worked to develop and coach others.
Skills
- Microsoft Office Suite (high proficiency in Excel)
- On Screen Take-off (OST)
- Adobe products, including Bluebeam
- Excellent written and verbal communication skills
- Project scheduling (P6)
- Understanding of construction drawings and specifications
- Understanding of geotechnical reports
- Understanding of Building Code and LEED Requirements
