About the Role
Vertical Real Estate Services is seeking a driven, people-focused Leasing Manager for Arise Riverside in Austin. This role reports to the Community Property Manager and oversees daily leasing, marketing, and resident retention. Ideal for individuals who enjoy engaging with people, closing leases, and ensuring smooth property operations.
Responsibilities
- Lead all leasing activity, including tours, lead follow-up, and application processing.
- Process and screen new rental applications per company criteria and Fair Housing guidelines.
- Analyze traffic, conversion, and market trends to develop and execute a monthly marketing plan.
- Monitor lease expirations and drive renewals to maximize resident retention.
- Plan and host resident events to foster community engagement.
- Develop and implement resident retention initiatives, including renewal incentives and welcome programs.
- Handle escalated resident requests and complaints professionally and promptly.
- Assist with delinquency follow-up and eviction filings.
- Coordinate with the Maintenance Manager to prioritize service requests and make-readies.
- Maintain accurate resident and property files.
- Assist in preparing the annual budget and ensure adherence to approved budgets.
- Ensure property operations comply with all regulatory requirements.
Requirements
- 2+ years of multifamily leasing experience.
- Leasing or assistant management leadership experience preferred.
- Proven track record of meeting or exceeding leasing and renewal goals.
- Working knowledge of Fair Housing laws.
- Familiarity with Texas Apartment Association (TAA) leases and procedures is a plus.
- Experience with property management software (Yardi).
- Strong sales, communication, and customer service skills.
- Organized, detail-oriented, and comfortable managing multiple priorities.
- Availability to work some weekends as needed for leasing.
- Must pass a pre-employment drug test and background check.
