About the Role
Join Autohaus Royal as an Immobilienmanager (m/f/d) to manage and develop a diverse real estate portfolio, combining technical and commercial asset management. This role offers a long-term career path with the potential to grow into the Chief Real Estate Officer position, contributing to the expansion and strategic development of a growing company.
Responsibilities
- Ensure the economic and smooth operation of managed properties and buildings.
- Organize and monitor legal inspection, maintenance, and safety requirements.
- Select, commission, and manage external service providers, monitoring performance.
- Economically manage the real estate portfolio, analyzing costs and revenues, and identifying optimization potential.
- Manage leases and contracts, including deadlines, options, and rent adjustments.
- Assist with new leases, contract negotiations, and optimizing existing rental agreements.
- Plan and coordinate small renovation, maintenance, and modernization projects.
- Manage tenant relations, coordinate property handovers, insurance claims, and other property-related tasks.
- Plan and monitor property-related budgets, costs, and investments.
- Prepare property reports, economic calculations, and decision proposals.
- Participate in identifying and evaluating new sales and logistics locations.
- Support location analyses, property searches, and preparation of new location projects.
- Create economic calculations and business cases for real estate investments.
- Accompany negotiations with owners, landlords, brokers, and other project partners.
- Gradually take over independent expansion and real estate projects.
- Increasingly contribute to the long-term real estate and expansion strategy.
Requirements
- Completed degree in Real Estate Management, Facility Management, Civil Engineering, Architecture, or a comparable field; alternatively, relevant vocational training with further education.
- Several years of professional experience in Facility Management, Asset Management, or a comparable real estate sector.
- Good technical and commercial understanding of commercial real estate.
- Knowledge of commercial tenancy law, operator responsibility, and basic knowledge of VOB/HOAI and building technology.
- Experience in managing external service providers and in contract and cost management.
- Strong economic and analytical thinking skills.
- Proficient in MS Office.
- Structured, independent, and solution-oriented work style.
- Strong communication skills, negotiation skills, and high awareness of costs and deadlines.
- Willingness to learn, initiative, and motivation to take on additional responsibility.
- Interest in real estate development, expansion, and a long-term leadership perspective.
- Driver's license Class B.
