About the Role
Equinox is seeking an experienced Senior Estimator to lead cost planning, budgeting, benchmarking, and preconstruction activities for new club developments. This role provides cost guidance throughout the project lifecycle, from feasibility studies and design concepts through construction, bidding, and completion. The Senior Estimator will collaborate with various teams to develop budgets, prepare estimates, evaluate pricing, identify risks, and recommend cost-saving opportunities, playing a key role in balancing project goals, quality, member experience, and financial objectives. Experience estimating commercial interior construction projects and a strong understanding of design-focused environments like hospitality, fitness, retail, or restaurants is ideal.
Responsibilities
- Develop conceptual, schematic, and full construction-document cost estimates broken down by trade and division.
- Build feasibility budgets for new locations in partnership with Real Estate.
- Identify cost exposures during site due diligence and flag constructability issues in architectural drawings.
- Evaluate alternative materials or systems early in the process.
- Prepare comprehensive bidding packages.
- Review contractor proposals and conduct bid-leveling analyses.
- Advise on final contract negotiations.
- Identify cost-reduction opportunities without compromising architectural integrity, premium finishes, or durability.
- Conduct cost-risk assessments at key milestones to mitigate risks from inflation, site conditions, or delivery delays.
- Build and maintain a historical cost database with key metrics for improved estimate accuracy.
- Independently audit contractor change-order proposals for scope accuracy and fair market pricing.
Requirements
- 8+ years of commercial construction estimating or preconstruction experience, with a heavy emphasis on high-end commercial interiors.
- Expert knowledge of structural, architectural, MEP, low-voltage, and luxury specialty finishes.
- Mastery of quantity takeoffs, bid leveling, material pricing trends, regional labor market conditions, and contract negotiations.
- Advanced analytical and financial modeling skills.
- Prior experience estimating luxury fitness, hospitality, high-end retail, or restaurant builds.
- Advanced proficiency with Excel and estimating software like Bluebeam, On-Screen Takeoff, BuildingConnected, or Procore.
- Professional certification like a CPE (Certified Professional Estimator) or CCP (Certified Cost Professional).
- Must have a legal right to work in the United Kingdom.
