About the Role
The Cleaner is responsible for the maintenance of all properties owned and managed by IADC/IAAL, working under the supervision of the Director of Property Management/Maintenance Supervisor.
Responsibilities
- Pick up litter and clean up broken glass around buildings and curb.
- Pull weeds and spray weed killer as needed.
- Maintain shrubs and cut grass as needed.
- Edge property annually.
- Ensure exterior lighting is functional.
- Shovel and salt sidewalks as needed.
- Purchase and deliver salt to property, as needed.
- Remove paper and debris from the exterior of the building.
- Remove graffiti from buildings and garages.
- Clean and disinfect all bathroom fixtures.
- Clean bathroom mirrors.
- Empty waste baskets, replace liners, and remove trash from the building.
- Stock bathrooms with paper supplies and soap.
- Wet mop floors with disinfectant in vinyl, tile, bathrooms, reception area, hallways, stairwells, kitchen, and copier room.
- Sweep stairwells.
- Spot treat carpet stains.
- Spot clean doors, walls, and light switch plates.
- Vacuum carpeted areas, runners, and offices.
- Wipe clean doors and door jams.
- Clean entrance door glass and all interior/exterior glass.
- Dust all vertical/horizontal surfaces and filing cabinets.
- Clean kitchen, including appliances.
- Remove tape from walls and ceilings.
- Remove cobwebs.
- Replace light bulbs and fluorescent tubes.
- Remove dead bugs from light fixtures.
- Remove scuff marks from floors, office furniture, and common areas.
- Clean water fountains.
- Clean elevators, including damp mopping floors, spot cleaning walls, polishing button panels, and cleaning tracks.
- Wet mop all stairwells weekly.
- Spray buff floors weekly.
- Strip and wax all vinyl floor surfaces annually.
- Shampoo all carpeting annually.
- Clean interior and exterior of all windows quarterly.
- Strip and wax floors as needed.
- Deliver supplies from repairs as assigned by Supervisor.
- Complete special projects on schedule.
- Respond to special requests for pick-up and delivery of supplies and equipment.
- Purchase materials needed to complete work with pre-approval.
- Maintain positive relationships and open communication with IADC personnel.
- Maintain inventory of cleaning supplies, maintenance tools, and equipment.
- Maintain agency-owned equipment in good working order.
- Be on call during non-working hours for emergency calls.
- Perform other duties as assigned by supervisor.

- Must possess a valid NYS driver’s license and meet Ibero Vehicle Operator Requirements.
- GED/high school diploma or equivalent.
- Minimum of 2 years’ experience in building maintenance.
- Able to perform repairs and building renovations as requested.
- A combination of training and experience other than the specified may be accepted.
- Occasional standing, squatting, lifting of up to approximately 50 lbs.
