About the Role
This field-based operations role provides hands-on support where the LV Collective portfolio needs it most, stepping into temporary property vacancies, supporting acquisitions, reinforcing operating standards, and helping on-site teams execute plans. Assignments may require travel for three to four weeks at a time. This role is designed for experienced property managers comfortable with details, real-time problem-solving, and improving properties. It serves as a development path into property leadership, multi-site, or regional operations roles.
Responsibilities
- Deploy to communities with leadership vacancies, performance needs, or peak-period demands for three to four weeks.
- Provide interim on-site leadership and maintain day-to-day operating cadence.
- Assess property needs, establish action plans, and communicate progress, risks, and support needs.
- Support leasing, resident experience, collections, make-ready, vendor coordination, team accountability, and administrative execution.
- Create clear handoffs at the end of each assignment, including completed work, open items, risks, and recommendations.
- Support property acquisitions, openings, and management transitions through on-site execution.
- Organize and complete transition checklists, staffing and vendor follow-up, resident communications, systems readiness, document collection, and property setup.
- Coordinate with various departments to keep transition workstreams on schedule.
- Identify operational gaps, resolve issues within authority, and escalate risks.
- Document lessons learned and recommend improvements to transition plans, checklists, and training.
- Train and coach teams on LV operating standards, systems, and procedures.
- Support the onboarding of new property leaders and help them establish a strong weekly operating cadence.
- Observe on-site execution, provide real-time feedback, and confirm training translates into consistent practice.
- Create or improve practical tools, checklists, quick guides, and training materials.
- Model LV expectations for ownership, urgency, communication, resident service, and follow-through.
- Conduct focused property reviews covering lease files, rent roll, delinquency, renewals, purchasing, make-ready, resident experience, Entrata hygiene, and SOP compliance.
- Track findings through resolution and communicate recurring themes.
- Help properties close gaps identified through audits, partner visits, takeover plans, or leadership reviews.
- Maintain accurate action logs, trackers, and written updates.
- Review property reports, payables, budget variances, leasing pace, and other operating indicators.
- Support turn and move-in readiness, including pre-turn audits, vendor and cost tracking, and post-turn chargeback review.
- Assist with month-end follow-up, contract and vendor tracking, property reporting, and special operational projects.
- Compile information from on-site teams into concise updates with clear findings, actions, owners, and deadlines.
- Identify opportunities to simplify work, standardize execution, and reduce administrative burden.
- Serve as flexible support for Regional Managers and the Director of Operations during vacancies, PTO, transitions, and high-volume periods.
- Participate in property, regional, and partner calls and follow through on action items.
- Support special projects, operating initiatives, policy rollouts, and portfolio audits.
- Travel frequently and work evenings or weekends when property conditions, transitions, or peak operating periods require it.
Requirements
- Three or more years of property management experience in student housing or multifamily housing.
- Prior experience as a Property Manager, General Manager, Community Manager, or comparable on-site leader required.
- Experience leading a community through a full turn, move-in, lease-up, opening, or management transition strongly preferred.
- Experience providing interim leadership, supporting multiple sites, or coaching on-site teams preferred.

- Proficiency in Entrata or another property management platform and Microsoft Office, particularly Excel, Outlook, and PowerPoint.

- Bachelor's degree preferred; equivalent property management experience will be considered.
Skills

- Clear coach and communicator who can build credibility quickly with on-site teams.
- Highly organized, detail-oriented, and disciplined about documentation and follow-through.
- Calm and resourceful in unfamiliar environments and periods of rapid change.
- Able to balance immediate property needs with consistent standards and long-term improvement.
