About the Role

The Assistant Superintendent ensures common areas and resident requests are maintained and handled daily to the highest possible standards, reporting to the Building Manager and Superintendent.

Responsibilities

Acts as a conduit for normal maintenance requests and ensures timely communication to the appropriate manager/supervisor.
Immediately contacts emergency maintenance personnel if an emergency maintenance situation develops.
Performs other duties as necessary at the direction of the building management.
Performs general plumbing repair such as toilet repair, faucets, and minor leaks.
Performs minor electrical repair such as outlets, light switches, and light bulbs.
Replaces general hardware such as doors, doorknobs, and locks; repairs broken tiles.
Performs minor cosmetic updates such as paint, plaster, sanding, and wallpaper installation.
Maintains and upkeeps building equipment.
Completes general work orders assigned by management.
Assists with managing and performing janitorial tasks when needed.
Reports to work on time, in uniform.
Remains on site, in full uniform, until appropriately relieved.
Provides a pleasant, discreet, and professional first impression to all residents, guests, and customers.
Directs all resident concerns to Management personnel.
Accepts messages for Management and Maintenance personnel and relays them timely.
Represents Client in a professional manner at all times.
Consistently maintains a professional and courteous attitude when interacting with residents, building employees, vendors, and the general public.
Assists with building mechanicals.
Assists in general reporting of building systems.

Requirements

Must have basic maintenance skills.
Must have the ability to arrive at the site within 30 minutes, if not living on site.
Must wear the full Building Maintenance Staff uniform at all times while on duty.

Skills

Ability to read and write English correctly and fluently.
Ability to deal well with people and get them to feel comfortable quickly.
Ability to identify and use janitorial supplies.
Ability to use general maintenance tools, supplies, and equipment such as hand tools, pressure washers, blowers, paint equipment, pool equipment, ice removal equipment, etc.
Strong customer service orientation.
Good verbal and written communication skills.
Basic computer skills, specifically knowledge of Microsoft Office products.
Ability to attend seminars/classes in multiple locations.
