  • Conduct ongoing market research for assigned markets and assets.
  • Track competitive pricing, concessions, occupancy trends, new supply, absorption, rent growth, and market positioning.
  • Maintain competitive market surveys and market intelligence databases.
  • Monitor broader market drivers including enrollment trends, employment growth, demographic shifts, and economic conditions.
  • Summarize market findings and provide actionable insights that support pricing, forecasting, and business planning decisions.
  • Support market studies, lease-up planning efforts, and portfolio strategy initiatives.
  • Consolidate data from multiple systems and sources to create meaningful business insights.
  • Prepare presentations and reporting materials for leadership meetings, portfolio reviews, budgeting processes, and strategic planning discussions.
  • Ensure accuracy, consistency, and integrity of portfolio reporting.
  • Translate complex datasets into concise, actionable recommendations for stakeholders.
  • Partner with Asset Management, Operations, Marketing, and Property Management teams to support revenue and leasing objectives.
  • Support lease-up planning, annual business plan updates, budget development, and special projects.
  • Assist with ad hoc analyses and strategic initiatives as requested.
  • Collaborate with the Director of Leasing to improve reporting processes, forecasting accuracy, and revenue management practices.
  • Provide analytical support that enables the National Sales Specialist team and operational teams to focus on execution, coaching, and sales performance improvement initiatives.
