About the Role

Reporting to the Head of Industrial, Development & Transactions, you will focus on originating and screening real estate opportunities and progressing approved acquisitions and disposals across office and industrial assets. You will work autonomously to prepare initial feasibility assessments and recommend whether opportunities should progress. Where more detailed modelling is required, you will collaborate with internal analytical specialists and coordinate the inputs needed to support a sound decision. This role will suit someone who has done the analytical work, understands what makes a viable transaction and is ready to take greater ownership of origination, market relationships and execution.

Responsibilities

  • Identifying and screening opportunities that align with Cromwell's product, portfolio and investment parameters.
  • Building productive relationships with agents, valuers, owners, consultants, capital partners and other market participants.
  • Maintaining current market intelligence across pricing, transaction evidence, leasing fundamentals, supply and demand, and sector trends.
  • Preparing concise initial opportunity assessments and recommendations to progress or decline an opportunity.
  • Preparing initial feasibility analysis and working with internal analysts on detailed transaction models where required.
  • Project managing acquisition and disposal workstreams, including due diligence, data rooms, advisers, contracts, risks and critical dates.
  • Preparing transaction papers, financial analysis and presentations for Investment Committee, executive and Board approval forums.
  • Supporting negotiation, settlement and handover while improving the models, market information and processes used by the Transactions team.

Requirements

  • A relevant tertiary qualification in Property Economics, Valuation, Commerce, Finance or a related discipline.
  • Demonstrated experience in commercial property transactions, capital markets, investment, acquisitions, valuation or a related field.
  • A sound understanding of office and/or industrial property markets, investment fundamentals and the drivers of asset value and returns.
  • The ability to build and use market relationships to identify, test and progress potential opportunities.
  • Strong financial modelling and initial feasibility skills, including the judgement to identify when detailed specialist analysis is needed.
  • Experience coordinating due diligence, contract-related workflows and transaction execution through to completion or handover.
  • Clear written, verbal and presentation skills, strong commercial judgement, and advanced Microsoft Excel capability.
  • Prior valuation experience and exposure to development feasibility, value-add strategies or development-led transactions would be advantageous.
  • Familiarity with recognised property valuation or feasibility platforms would also be beneficial.
