This role optimizes conversion, enhances training, and creates a consistent hospitality-forward leasing journey.

Responsibilities

  • Step directly into the leasing action during market visits, personally conducting tours, converting prospects, and driving signed leases.
  • Bring energy, urgency, and a results-driven mindset to every property, building leasing momentum and strengthening team performance.
  • Analyze leasing performance, conversion rates, and pipeline activity to identify opportunities for immediate improvement.
  • Turn insights into action by working alongside onsite teams to improve follow-up, overcome objections, and convert more leads into leases.
  • Provide hands-on sales support during critical leasing periods, including new development launches, high-traffic seasons, and markets needing additional momentum.
  • Evaluate campus presence, outreach strategies, and marketing effectiveness, identifying opportunities to generate more qualified traffic and stronger conversion.
  • Develop actionable plans with onsite leadership to sustain improvements and ensure positive results continue after each visit.
  • Teach and reinforce LV’s sales fundamentals, follow-up standards, and leasing processes across all communities.
  • Provide hands-on coaching through shadowing, role-play, tour observation, and real-time performance feedback.
  • Train Leasing Managers and LMAs to confidently articulate value, handle objections, and build rapport with prospects.
  • Support the onboarding of new leasing team members by ensuring they follow company standards, systems, and expectations.
  • Ensure consistent adoption of LV’s leasing SOPs.
  • Review annual and quarterly marketing plans with onsite teams, ensuring alignment with leasing goals, market needs, and LV’s overall marketing strategy.
  • Serve as the primary liaison between onsite teams and Corporate Marketing, helping prioritize and filter marketing requests, facilitate approvals, and ensure consistent execution of brand and marketing standards.
  • Partner with onsite teams to develop and execute outreach marketing and leasing event plans, including housing fairs, open houses, and other prospect-focused activations, ensuring alignment with LV standards and coordinating approvals with Corporate Marketing.
  • Drive consistent execution of campus outreach initiatives, including sorority and fraternity chapter visits, student organization partnerships, hosted coffee days, and other grassroots marketing efforts designed to increase awareness and generate qualified leads.
  • During onsite visits, evaluate the tour experience and hold onsite teams accountable for ensuring tour routes, model units, leasing offices, and prospect-facing spaces consistently meet LV’s standards for presentation and hospitality.
  • Coach onsite teams on delivering confident, engaging, and personalized tours that communicate each property’s unique value.
  • Regularly review onsite marketing materials, outreach collateral, social content, and leasing communications to ensure accuracy, consistency, and adherence to approved brand guidelines.
  • Identify opportunities to elevate the onsite experience, strengthen local marketing execution, and remove barriers that may negatively impact leasing conversion.
  • Partner with onsite teams to ensure consistent execution of LV’s reputation management SOPs, including review generation, monitoring, and timely responses to online reviews.
  • Identify trends in resident and prospect feedback, working with onsite leadership and Corporate Marketing to address recurring concerns and identify opportunities to strengthen the property’s online reputation.
  • Review weekly and monthly leasing reports with onsite teams to understand performance drivers and improvement opportunities.
  • Ensure accurate CRM usage and consistent adherence to LV’s follow-up and inquiry management workflows.
  • Provide actionable insights on rate and marketing strategy, traffic trends, and operational adjustments that will influence performance.
  • Create and deliver clear, digestible reports to leadership highlighting wins, gaps, and recommended next steps.
  • Provide market insights grounded in competitive research, leasing trends, and on-the-ground observations.
  • Send a pre-travel brief prior to each visit, outlining the purpose of the trip, focus areas, performance context, and desired outcomes.
  • Send a post-travel report summarizing observations, action items, performance gaps, wins, and follow-up expectations.
  • Maintain clear, proactive communication with onsite teams and leadership to ensure alignment before, during, and after each visit.
  • Uphold LV’s standards for professionalism, clarity, and follow-through in all communications.
  • Evaluate the effectiveness of onsite marketing initiatives, outreach activities, and leasing events, providing feedback and recommendations to improve traffic generation, lead quality, and conversion.
  • Partner with Operations, Revenue Management, Marketing, and Training teams to address performance barriers and elevate leasing strategy.
  • Share insights from field visits to help drive informed decision-making across departments.
  • Participate in company-led training programs and contribute to the development of LV’s national sales curriculum.
  • Support special projects and new initiatives, bringing field-level insight to strategic conversations.
