About the Role
Performs technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality.
Responsibilities
- Completes assigned work orders within 24 to 48 hours.
- Performs routine upkeep on the property by diagnosing and repairing defects.
- Completes the make-ready process for vacant apartment homes.
- Follows procedures for accessing and obtaining materials and supplies from the maintenance shop.
- Completes documentation and paperwork accurately and in a timely manner.
- Assists in maintaining grounds, common areas, and amenities through cleaning and painting.
- Supports cost-cutting and expense control programs.
- Periodically inspects work performed by contractors and vendors.
- Complies with company safety and risk-management policies.
- Demonstrates customer service skills by treating residents and others with respect.
- Assists in conducting routine and periodic property inspections.
- Meets predictable attendance and punctuality expectations and physical demands of the position.
Requirements
- Must be able to perform each essential duty satisfactorily.
- Employment history demonstrating knowledge and skills in the safe use and maintenance of tools and equipment.
- Demonstrated ability to read, write, and communicate effectively.
- Demonstrated mathematical skills necessary to complete basic maintenance duties.
- Demonstrated ability to apply logical thinking to define and correct problems.
- Demonstrated proficiency in internet, word processing, spreadsheet, and database management programs.
- Must be able to meet predictable attendance and punctuality expectations and physical demands of the position.
- Must be able to physically access all exterior and interior parts of the property and amenities.
- Must be able to work inside and outside in all weather conditions.
- Must be able to operate golf carts at properties with golf carts.
- Must be able to walk extended distances and navigate stairs to multiple levels daily.
- Must be able to push, pull, lift, carry, or maneuver weights of up to fifty (50) pounds independently and one hundred and fifty (150) pounds with assistance.
- Routine travel may be required to assist properties, attend training, or attend business meetings.
