This role maintains accurate bond records, supports underwriting and risk management efforts, and delivers responsive service in a fast-paced, deadline-driven environment.
Responsibilities
- Coordinate with project teams, estimating, preconstruction, operations, accounting, legal, brokers, and surety partners to procure bid bonds, payment bonds, performance bonds, dual-obligee bonds, subcontractor payment and performance bonds, lien release bonds, bond riders, consent of surety documents, and other surety instruments.
- Review bond requests for completeness, including project name, legal entity, obligee information, contract amount, bid date, bond amount, project description, contract form, delivery requirements, and any special owner or lender requirements.
- Work with Swinerton’s surety broker and surety carriers to obtain timely bond issuance, revisions, riders, extensions, increases, cancellations, and other bond-related documentation.
- Support bid and proposal teams by tracking bid deadlines, confirming bond requirements, coordinating bid bond delivery, and helping resolve urgent bonding needs before submission deadlines.

- Assist with subcontractor payment and performance bond administration, including communicating Swinerton-approved bond form requirements, reviewing bond documentation for completeness, tracking receipt of original bonds, and escalating nonconforming bonds for review.
- Coordinate bonds around subcontractor liens, mechanics liens, amended liens, stop payment notices, and similar project payment disputes, in collaboration with project teams, legal, accounting, and surety partners.
- Support bond riders and increases related to contract changes, amended lien amounts, change orders, owner-required increases, lender requirements, or other project-driven adjustments.
- Maintain accurate bond logs and electronic files, including bond numbers, surety information, project names, obligees, bond amounts, premiums, status, delivery dates, riders, invoices, and closeout notes.
- Coordinate review, coding, routing, and tracking of bond premiums and invoices with accounting and project teams; assist with final bond invoicing and closeout processes.
- Help project teams understand general bonding processes, timing, required information, and documentation standards, while escalating coverage, contract, claim, legal, or risk interpretation questions to the appropriate Risk Management or Legal team member.
- Support surety relationship management by helping gather project, backlog, financial, claims, and operational information needed for underwriting, capacity discussions, and periodic surety meetings.
- Maintain confidentiality regarding project pursuits, pricing, underwriting information, legal matters, financial information, bond claims, and other sensitive corporate or project information.
- Respond to emails, Teams messages, phone calls, and urgent requests in a timely, accurate, and professional manner.
- Engage with and support Swinerton’s team-focused and “One Swinerton” culture.
- Complete other responsibilities as assigned.
