Responsibilities

Direct the coordination and drive the schedule of the delivery process within the Delivery pod.
Ensure accurate completion of administrative tasks that drive engagement delivery and relationships.
Manage quarterly AIP setup, data confirmation and requests, appraiser/client call scheduling, quarterly invoicing, and engagement letter organization.
Engage in client and third-party coordination to support execution of the VMS process.
Ensure accurate and timely information is shared with stakeholders.
Review market data and analyses and apply judgment to determine application of USPAP guidelines in determining and confirming valuation assumptions.
Review and create AE models used for the income approach valuation, as well as all adjustments and conclusions made in the Sales Comparison and Cost approaches within the appraisal report.
Independently initiate the end-to-end valuation process across several different asset classes.
Complete valuations for all property types including land and developments.
Review third-party appraisal reports as part of the valuation management process.
Review preliminary reviews with Analysts.
Determine the reasonableness of pricing and market assumptions used in appraisal reports.
Document, discuss, and resolve any concerns with the client and/or the third-party appraiser.
Review appraisal reports for compliance with USPAP and State regulations.
Own and analyze data, forming a thesis on valuation assumptions reflecting guidance from Market Experts, incorporating market data, industry news, etc., while understanding and reflecting asset-specific characteristics.
Conduct reviews and market analysis for the subject property, gathering and analyzing data about the subject’s market and submarket, and determining market rent based on recent leases at comparable properties and the subject’s recent leasing.
Support the training and mentorship of analysts on foundational CRE knowledge to support their ability to apply judgment and gain knowledge in determining valuation assumptions.
Complete valuations for most traditional operating property types.
Coordinate the process and allocation of work with GSC and analysts to ensure process efficiency, good communication, cross-team collaboration, alignment of objectives, and problem resolution.
Act as a primary contact for GSC and analysts as it relates to established processes and day-to-day work.
Provide clear and concise instructions to others.
Share insights to enhance process and results.
Play an active role in discussions and meetings, providing substantive input.
Build and leverage relationships within a network of contacts across organizational lines of service, functional area, or business community to achieve results.
Identify client needs that may not be recognized and communicate needs to appropriate managers and leaders.

Requirements

Ability to complete valuations for all property types including land and developments.
Ability to complete valuations for most (inclusive of complicated industrial, retail, and apartment assets, and most office assets) types of traditional operating properties.
AI tools may be used to support the initial stages of screening for this role; however, all assessments and final hiring decisions are reviewed and made by an Altus Group hiring professional.
Background checks may be conducted on candidates who receive a conditional offer of employment.
Background checks may include verification of employment history, education credentials, criminal records, credit history (where relevant), and reference checks.
Background checks will be conducted in compliance with local laws and regulations.
