About the Role
LaGuardia Gateway Partners seeks a Director, Facilities Services responsible for overseeing the strategic planning, development, and management of Terminal B facilities, including grounds, equipment, and services. This role involves leadership, collaboration, and ensuring effective operation, maintenance, and enhancement of facilities to support organizational objectives.
Responsibilities
- Oversee operations and maintenance of the Terminal to ensure highest standards and best practices.
- Review and approve purchase orders and invoices in web-based accounting software.
- Manage environmental issues, including spill capture, storm water, land applications, and wastewater treatment.
- Manage source contacts, deliverables, and K.P.I.’s.
- Maintain Facilities' mechanical, electrical, plumbing, and fire and life safety systems to ensure warranties and equipment function properly.
- Conduct single point of failure inspections to ensure equipment reliability.
- Maintain the exterior of the Facilities, including roofs, building facade, aprons, sidewalks, and roadways.
- Establish expectations and standards for the cleaning contractor to ensure a high level of service.
- Build on capable and in control processes to drive continuous improvement within utilities.
- Develop and initiate planned preventive maintenance programs for facility equipment, ensuring Capital Asset Plan viability.
- Prepare and manage annual operating budgets, including monthly forecasting and variance reporting.
- Direct Facilities maintenance staff, providing leadership, communications, ongoing evaluation, and compliance with policies and regulations.
- Develop and oversee computerized preventive maintenance and work order systems for all facility systems.
- Execute and manage service agreements and contracts for maintaining the building and equipment.
- Evaluate and oversee energy management programs.
- Maintain compliance with OSHA requirements and file OSHA reports.
- Establish and maintain effective working relationships with internal and external stakeholders.
- Perform all other duties as required.
Requirements
- A minimum of 7 years of facility management experience.
- A minimum of 5 years supervisory experience.
- Experience managing a facility that must be fully operational 365/24/7.
- Possess excellent verbal and written communication skills.
- Be extremely organized; demonstrate initiative and an ability to complete multiple assignments in a timely manner.
- Individual must work well in a dynamic environment and be able to recommend and implement process improvements, work independently, and handle multiple tasks simultaneously.
- Ability to direct multi-functional operations and maintenance vendors and contractors.
- Strong knowledge of refrigeration systems, chillers, critical application systems, Uninterrupted Power Supplies, emergency power generators, and various building automation systems.
- Ability to read blueprints and construction documents.
- Knowledge of OSHA and ASHRAE requirements, OSHA filing obligations, and other applicable laws.
- Ability to establish and maintain effective relationships with third-party vendors.
- Ability to work a flexible schedule, including nights, weekends, weather-related events, and holidays.
- Must be able to regularly respond to emergencies at any time of day or night.
- Ability to work effectively while exposed to varying and unpredictable inside and outside environmental conditions.
- Ability to lift to 50 pounds.
- Ability to regularly climb ladders, stairs, sit, stand, and walk for extended periods.
- Ability to regularly stoop, kneel, crouch, twist, reach, grasp, and lift.
- Proficiency with general office PC applications (word processing, spreadsheets, etc.).
