Responsibilities
- Manage all aspects of personnel, including hiring, firing, discipline, evaluation, interviewing, scheduling, and directing work.
- Lead a team of building trades employees (including vendors/contractors) performing plumbing, electrical, carpentry, and HVAC repairs in hi-rise buildings, townhouses, and commercial centers.
- Conduct quality inspections on completed repairs to ensure performance standards.
- Oversee inventory processes and controls for all departmental inventory.
- Evaluate work completion processes to estimate repair times and develop work standards.
- Assess emergencies and coordinate resources and staff for mitigation.
- Provide and/or facilitate training for staff in safety and repair procedures.
- Communicate corporate and department policies to staff.
- Coordinate and prioritize shop and field work.
- Develop and maintain departmental reports.
- Schedule all required repairs.
- Maintain logs of all contractor activity.
- Perform other duties as assigned.
Requirements
- HS Diploma or equivalent.
- Knowledge of OSHA and safety requirements related to Maintenance.
- Must obtain FDNY Certificates of fitness F60, G60, S12 & S13 within six (6) months of hire.
- OSHA 30 certification is required within 60 days of hire.
- Three (3) years’ experience leading or supervising tradesmen, as well as building maintenance experience.
- Thorough knowledge of the building trades specifically plumbing, electrical, carpentry and HVAC repairs in hi-rise buildings.
- Proficient in Microsoft Word and Excel.
- Excellent communication and interpersonal skills.
- Excellent decision making and problem solving skills.
- Must be available for emergency work and/or flexible scheduling.
- Possess a valid driver license (NY, NJ, CT or PA).
- Drug screening required.
