About the Role

The Vice President, Transactions & Transitions leads the cross-functional execution of real estate transactions and asset transitions, serving as the central coordination point for capital events, ownership changes, and portfolio transitions. This role ensures disciplined and consistent execution from decision through stabilization, establishing governance, timelines, and accountability across business lines and corporate departments.

Responsibilities

  • Lead enterprise coordination and execution planning for significant real estate transactions, including acquisitions, sales, dispositions, portfolio changes, ownership changes, refinancings, and recapitalizations.
  • Establish enterprise workplans, identify functional deliverables, track dependencies, surface risks, and coordinate readiness through closing for each transaction.
  • Lead major operational transitions affecting properties or portfolios, including changes in property management, acquisition onboarding, and disposition offboarding.
  • Establish transition plans covering people, systems, data, financial operations, vendors, contracts, resident operations, compliance, technology, insurance, reporting, and documentation.
  • Develop and maintain a standardized enterprise framework for transactions and transitions, including playbooks, workplans, checklists, RACI matrices, stage gates, and executive reporting.
  • Serve as the central transaction and transition lead across Business Lines (Fund Management, Development, Asset Management, Property Management, Construction) and Corporate Departments (Legal, Finance, Accounting, Treasury, Tax, HR, IT, Yardi, Data & Reporting, Insurance/Risk Management).
  • Ensure the organization is operationally prepared for each closing or transition by partnering with functional leads to confirm readiness.
  • Establish standards for data and document collection, validation, transfer, and retention for each transaction or transition.
  • Maintain visibility into risks affecting closing, operations, resident experience, compliance, financial reporting, or asset performance.
  • Develop and maintain an enterprise-level issue and risk log, driving cross-functional resolution of significant issues.
  • Provide concise reporting to executive leadership on upcoming transactions, milestones, readiness, risks, and stabilization.
  • Develop and maintain a consolidated enterprise transaction and transition pipeline.
  • Conduct post-transaction and post-transition reviews to identify recurring issues and opportunities for improvement.
  • Identify opportunities to automate workflows, improve handoffs, and eliminate duplicative manual processes.

Requirements

  • Significant experience in real estate transactions, asset management, property management, development, operations, or transaction/project management.
  • Strong understanding of multifamily real estate operations.
  • Experience coordinating complex acquisitions, dispositions, management transitions, or portfolio integrations.
  • Experience leading and developing direct reports.
  • Demonstrated ability to lead cross-functional initiatives without relying solely on direct reporting authority.
  • Strong project and program management skills.
  • Ability to understand financial, operational, legal, technology, compliance, and organizational dependencies.
  • Strong executive communication and escalation skills.
  • Ability to establish repeatable processes while adapting to transaction-specific requirements.
