About the Role

Provide on-site property management services for a new build to rent development in Perivale, West London, comprising 279 units. Responsible for delivering a first-class customer experience, fostering community spirit, and enhancing resident relationships.

Responsibilities

  • Assist the General Manager in managing day-to-day resident services to ensure efficient processes and first-class customer service.
  • Serve as the primary point of contact for residents and visitors.
  • Support the General Manager with planning and executing resident events and community-building initiatives.
  • Conduct quality control of amenity spaces and apartments to ensure they are well-presented.
  • Organize and host monthly resident events and initiatives to foster a community feel.
  • Engage with residents and facilitate resident-led events, including quarterly meet and greets.
  • Manage amenity space hiring.
  • Respond to rental inquiries, schedule and conduct viewings, and agree on offers.
  • Complete applicant vetting according to company procedures.
  • Ensure marketing portals are kept up-to-date.
  • Organize and run tenant services through third parties and in-house.
  • Maintain up-to-date resident communication across various channels, including social media.
  • Seek special offers and discounts for residents from local businesses.
  • Create a community feel through communication, events, and innovations.
  • Act as the first point of contact for residents reporting maintenance issues.
  • Coordinate contractor appointments, including defect warranty repairs and logging issues to meet service levels.
  • Organize minor works between tenancies to maintain apartment presentation.
  • Complete check-in and check-out reports and determine deposit returns.
  • Conduct mid-term inspections.
  • Manage and report on arrears.
  • Collaborate with the Maintenance Operative to ensure Health & Safety statutory requirements are met.
