About the Role

Asset Manager for M&G Plc's long lease property portfolio, managing approximately £5.5 billion in Assets Under Management. This role involves addressing property and landlord/tenant issues, overseeing outsourced property management, building tenant relationships, monitoring trading information, and executing the portfolio strategy, including ESG initiatives.

Responsibilities

  • Identify opportunities to enhance asset performance and seek approval for implementation, particularly on shorter leases.
  • Identify, negotiate, and implement initiatives including lease re-gearing and property reconfiguration to enhance income return.
  • Assist with the annual RPI rent review process.
  • Approve the property management strategy and objectives, overseeing its implementation by the Property Manager.
  • Ensure income maximization and proactive management and minimization of non-recoverable costs.
  • Ensure assets are kept 'ready for sale' and support the Investment Manager with asset sales.
  • Manage operational assets.
  • Monitor operational assets trading data and ensure timely receipt and analysis of all contractual data.
  • Provide financial information to Credit Analysts/Fund Management team on an ongoing basis.
  • Arrange and attend tenant meetings, build tenant relationships, and handle landlord and tenant matters with the property manager.
  • Provide relevant information to external valuers and attend valuation meetings.
  • Identify and resolve title or property issues after the purchase of new assets.
  • Ensure the accuracy of property data on investment management systems and keep TRAMS updated.
  • Monitor rent collection and address any arrears promptly.
  • Understand and apply M&G Real Estate’s Sustainability vision and Strategy, focusing on ESG initiatives for Funds.
  • Minimize EPC risks, collect data for GRESB, and collaborate with tenants on ESG improvements.
  • Understand fire risk across the portfolio, especially for assets with sleeping accommodation, and oversee remediation works if necessary.
  • Demonstrate positive behaviors in line with M&G's Attributes and Expectations.
  • Undertake Health and Safety responsibilities in accordance with Company policies, procedures, and guidelines.
  • Escalate any concerns relating to H&S risks to the line Manager and Company’s H&S Manager, specifying fire safety.
  • Take responsibility for health, safety, and fire risk across the portfolio.
  • Fulfill regulatory requirements, including timely completion of all regulatory training and declarations.
  • Prepare and submit reports, including the Quarterly Asset Management Board report for trustees, team updates, and Quarterly Property Management meetings with CBRE, ensuring KPI adherence.

Requirements

  • MRICS, FRICS or equivalent professional qualification.
  • Ten years post qualification experience.
  • Strong commercial real estate asset management experience with a proven track record of enhancing asset performance and delivering income growth.
  • Sound knowledge of landlord and tenant matters, including lease negotiations, rent reviews, lease re-gears, and asset repositioning.
  • Experience overseeing property managers and external advisers, ensuring delivery against agreed objectives and KPIs.
  • Strong financial and analytical skills, with the ability to interpret asset, operational, and valuation data to support investment decisions.
  • Knowledge of sustainability and ESG principles within real estate, including EPC requirements, GRESB reporting, and asset improvement initiatives.
  • Understanding of property-related health, safety, and fire risk management obligations.
  • Excellent stakeholder management, communication, and negotiation skills.
  • Ability to build effective relationships with tenants, fund managers, and external partners.
  • Strong organisational skills and attention to detail.
  • Experience preparing reports for senior stakeholders, boards, or trustees.
  • Proficient in maintaining property and asset management systems and ensuring high-quality portfolio data.
