About the Role
This role initially provides Parental Leave cover for a Property Manager position and will transition in mid-2027 into a newly created Asset Manager role to support our growing Sydney Logistics portfolio. This is an exciting opportunity for an experienced property professional to step into an asset management role, taking ownership across all facets of asset management, including tenant liaison, leasing, building operations, capital expenditure projects, financial management, and rental and capital valuations. Some travel to our Sydney Olympic Park asset will be required. With genuine scope for growth and increasing autonomy, this is a multifaceted role that will evolve as the Sydney portfolio continues to expand through the acquisition and development of new assets.
Responsibilities
- Lead all commercial and tenant relationship management across the portfolio, ensuring tenant requirements are addressed in a timely manner, lease obligations are enforced, and queries relating to all lease matters and operational budgets are resolved effectively.
- Own the development and execution of asset-level strategy — translating Fund and mandate objectives into leasing strategies and asset plans, negotiating more complex lease transactions and restructures with limited oversight, HOA and lease documentation, along with leading the commercial management of tenant fit outs, makegood and capital upgrade projects, including preparing capex business cases.
- Provide input into capex brief development, forecasting and business case submissions, and take ownership of annual outgoings budget approval for the portfolio, working closely with the Operations Manager on monthly forecasting, expenditure analysis, tenant communications and other operational matters on foot.
- Lead the onboarding of >100,000 sqm of newly developed Logistics assets from GPT’s Development team, from development through to a stabilised portfolio.
- Prepare annual statutory reviews and bi-annual valuation packs with a clear understanding of valuation impacts on leasing transactions, coordinate inspections, and take responsibility for the approval of monthly rent rolls, incentives, leasing payments, and bank guarantee collection, exchanges and audits.
- Oversee sustainability initiatives across the sub-portfolio, working with Property Managers on asset-level delivery and ensuring data is collected, logged and reported within agreed timeframes.
- Partner with Lease Administration in maintaining lease documentation and managing arrears, act as an escalation point above the Property Manager on lease level, safety and compliance matters, and work collaboratively across other business units — including Capex, Finance, Valuations and Development — while delivering ad hoc projects to a high standard as required.
Requirements
- Significant experience in property or asset management, typically 5+ years, with a background in logistics or industrial assets preferred and prior experience managing a portfolio or leading complex asset initiatives highly regarded.
- Strong ability to interpret lease documents and provide strategic advice across recoverability of expenditure, maintenance obligations, makegood requirements, and investment theses.
- Broad understanding of applicable legislation and its practical application in a property management context.
- Comfortable working collaboratively across other business units — including Capex, Finance, Valuations and Development — and flexible to operate across multiple portfolios or support more than one Portfolio Manager as required.
- Excellent stakeholder management and communication skills, with demonstrated credibility to influence senior internal and external stakeholders.
- Demonstrated experience leading, mentoring and developing team members, with the ability to guide and upskill others across the portfolio as they build people-leadership experience.
- High attention to detail, with a systematic and organised approach to managing competing priorities and delivering work to a high standard.
