About the Role

Brookdale is seeking a dedicated individual to maintain and repair buildings and grounds, ensuring the proper care of assigned communities in accordance with current standards, regulations, and company policies. Responsibilities

  • Directs community maintenance, housekeeping, and laundry staff, including hiring, training, performance evaluation, and disciplinary actions.
  • Manages building and grounds maintenance and upkeep through maintenance staff, inspecting completed work for compliance.
  • Implements preventative maintenance programs and ensures compliance with building codes, safety regulations (SDS, OSHA, EPA), and fire codes.
  • Coordinates engineering contractors and vendors, verifying their insurance and licenses.
  • Conducts regular inspections of life safety systems, including fire extinguishers and sprinkler systems.
  • Coordinates the annual apartment maintenance schedule and oversees repairs and refurbishment for apartments and common areas.
  • Ensures the exterior of the property is maintained, including landscaping, snow removal, and trash removal.
  • Prepares and adheres to approved budgets, tracking utility consumption and expenses.
  • Maintains inventory control for supplies, parts, and equipment, and manages required engineering files.
  • Assesses and resolves plumbing and electrical problems within legal and code limitations.
  • Reviews safety data sheets (SDS) for potential hazardous chemical exposure and implements necessary precautions.
  • Assesses property damage and files claims according to company policy.
  • Responds to resident or community emergencies as needed.
  • Maintains office, shop, and mechanical areas to company standards.

Requirements

  • Associate’s Degree or equivalent from a two-year college or technical school, combined with a minimum of three to five years of related experience and/or training.
  • Valid State Driver’s License required for vehicle travel.
  • Applies existing guidelines and procedures to make varied decisions within a department.
  • Uses sound judgment and experience to solve moderately complex problems.
  • Possesses extensive knowledge of a distinct skill or function and a thorough understanding of the organization and work environment.
  • Has working knowledge of a functional discipline.
  • Ability to lift up to 50 pounds.
  • Requires interaction with co-workers, residents, or vendors.
  • Occasional weekend, evening, or night work may be required for shift coverage.
  • On-Call duties on an as-needed basis.
  • Possible exposure to various drugs, chemicals, infectious, or biological hazards.
  • Subject to injury from falls, burns, odors, or cuts from equipment.
  • Requires occasional travel.
