About the Role

We are looking for a full-time Building Manager to take day-to-day ownership of building operations across at least two Techspace sites in London. You will be the primary decision-maker for everything happening on the ground: maintenance, compliance, contractors, and the day-to-day member experience, working closely with your on-site team and reporting into the Area Manager. Hospitality is at the heart of what we do, and while this is an operational role, it's a hands-on one: you'll be visible across your sites, first point of contact when something needs solving, and closely involved in the inspections, compliance, and supplier relationships that keep our buildings running well. An exceptional Building Manager holds both the operational detail and the bigger picture at once, managing contractors, budgets, and safety without losing sight of the member experience those things exist to protect. You'll be given real ownership of your sites, alongside the accountability that comes with it.

Responsibilities

  • Own day-to-day building operations across your sites, including maintenance, cleaning, and health and safety compliance, conducting regular inspections and keeping accurate fire, health and safety, and statutory compliance logs.
  • Manage on-site contractors and supplier relationships, including security, cleaning, M&E, and facilities, and support the procurement and negotiation of local service contracts.
  • Act as the first point of contact for member issues, escalations, and building-related requests, holding yourself and your team to the hospitality standard our members expect.
  • Manage the budgets for building running costs across your portfolio, partnering with Finance to flag variances early and make the case for change where you see it.
  • Coordinate move-ins, move-outs, and space changes with the Commercial team, keeping communication clear for members and colleagues alike.
  • Ensure every building in your portfolio meets our brand standard at all times, treating presentation as core to the member experience rather than an afterthought.
  • Lead the response to building-related emergencies and incidents, staying calm under pressure and keeping people properly informed.
  • Manage and develop your on-site building team, running structured one-to-ones and performance conversations, and onboarding new starters as your portfolio grows.
  • Actively look after the wellbeing and culture of your on-site team, noticing when something is off before it becomes a problem.
  • Build strong working relationships with the Community, Commercial, and Finance teams, keeping communication open and building operations aligned with the wider member experience.
  • Report on building performance, costs, and member satisfaction to the Area Manager, using data to show what's working and where the team should focus next.

Requirements

  • Commercially Minded: Think in terms of budget, cost control, and long-term value, not just keeping the lights on. Comfortable flagging variances and making the case for spend, and take real accountability for the numbers on your sites.
  • Hands-On and Practical: Comfortable getting into the detail of a building, from a leaking pipe to a fire log, and would rather understand a problem first-hand than manage it from a distance.
  • A Genuine Coach: Get real satisfaction from developing people, not just managing tasks. Give your team the guardrails and support to make good decisions themselves, rather than making every call for them.
  • Accountable: Take ownership of outcomes, not just effort. When something goes wrong, be the first to own it and fix it, not the last to find out about it.
  • Calm in a Crisis: Building emergencies do not wait for a good time. Stay level-headed under pressure, make the right call quickly, and keep people properly informed.
  • Friendly: A natural people-person. People gravitate towards you and feel comfortable in your presence.
  • Caring: A real sense of empathy and care is essential. Consider how your words and actions impact those around you, whether that's a member, a contractor, or your own team.
  • Strong Listener: Actively listen to members, contractors, and your own team. Listen with intention, delve deeper, and turn feedback into solutions to build trust and make good decisions.
  • Move naturally between big-picture priorities and hands-on detail.
  • Care as much about getting the fundamentals right as you do about the end result.
  • Hold yourself and others to a high standard, and notice when something's slipping before anyone has to tell you.
  • Get energy from being out on-site and close to the day-to-day, rather than managing from behind a desk.
  • Take ownership of problems and see them through, rather than waiting to be told exactly what to do.
  • Do not want to work mostly remotely, or in a role with a consistent, predictable rhythm week to week, without periods of intensity.
  • Are not only interested in the numbers, without wanting to understand the member or the building behind them.
  • Do not prefer an established environment where the answers are already written down.
  • Do not prefer being handed clear, defined tasks rather than spotting what needs doing yourself.
  • Would rather avoid a difficult conversation than have it.
