About the Role
Oversee daily operations, maintenance, and performance of multi-unit residential properties, ensuring timely response to needs and emergencies while maintaining high standards of safety, compliance, and preventative maintenance. This role focuses on building systems optimization, operational efficiency, and resident satisfaction.
Responsibilities
- Perform and supervise property operations in compliance with building codes, acts, and regulations.
- Conduct regular inspections to ensure proper functioning of building systems, minimize hazards, and maximize property appearance.
- Create and monitor preventative maintenance schedules.
- Perform and arrange maintenance repairs for resident and vacated units to meet occupancy standards.
- Manage and supervise in-house maintenance staff and outside contractors.
- Identify and resolve routine resident matters, reporting concerns to senior management.
- Apply strategies to achieve resident and team satisfaction goals.
- Prepare and issue notices to residents.
- Perform regular inspections of buildings and systems for optimal mechanical operation and energy conservation.
- Optimize operational performance to achieve financial goals.
- Perform other related duties as required or directed by senior management.
Requirements
- Experience in general residential construction repairs and high-rise building operations.
- Familiarity with residential tenancy legislation and residential leases.
- Knowledge of HVAC systems and BAS.
- Excellent organization and time management skills.
- Strong ability to work in a team environment with minimal supervision.
- Ability to multi-task and thrive in a fast-paced environment.
- Strong communication and interpersonal skills.
- Ability to work with MS Office and computer applications.
- Must have own vehicle with a clean driver's abstract.
- Must have tools necessary to complete all tasks.
- Must be able to respond to emergencies during normal hours of operation.
- Must be able to participate in an after-hours rotational emergency response team as required.
