About the Role
A client and customer facing role responsible for identifying and delivering technically sound solutions to site-specific issues. This role will also assist clients in developing and delivering MEP capital expenditure and life cycle replacement projects from concept to completion, while contributing to the management of Health, Safety, and Wellbeing.
Responsibilities
- Assist Building Managers in Contract Management of MEP services.
- Organize and attend monthly meetings with service partners.
- Monitor, analyze, and interpret plant and system functionality via the Building Management System.
- Perform random checks of critical plant operation.
- Review service partner reports and proposals.
- Conduct regular audits and inspections of plant, related areas, and equipment.
- Review service partner proposals for electrical shutdown works to ensure optimal service.
- Attend site during shutdowns and essential works, and respond to emergency call-outs.
- Assist Building Managers with compliance to current legislation and standards.
- Ensure service partner Risk Assessments are up-to-date and appropriate.
- Ensure Pressure Vessel Written Scheme is current.
- Ensure service partner Emergency Lighting Log Records are up-to-date.
- Manage Water Treatment regime and ensure Water Treatment Manuals are current.
- Manage status of Lift Inspections and report via Lift minutes.
- Ensure all statutory inspections are carried out by the due date and manage progress of actions.
- Provide day-to-day technical and operational support to Building Managers and Occupiers.
- Support Building Management with Permit to Work System and check method statements.
- Liaise with Building Management and Occupiers regarding operational and technical matters.
- Assist Building Managers in regular audits of the maintenance program.
- Assist Building Managers in preparing and managing engineering service charge budgets, including procurement.
- Develop, implement, and manage Environmental and Energy Conservation Programmes.
- Advise on potential problems, improvements, and possible savings related to energy usage.
- Analyze monitoring & targeting reports and take necessary action.
- Arrange independent energy audits and implement recommendations.
- Analyze and manage all engineering data/reports, ensuring appropriate action.
- Identify and agree specialist consultant roles and review consultant briefs.
- Manage other audit reports and monitor progress.
- Assist Building Managers in managing and developing the CAFM system.
- Develop and maintain the base building asset register.
- Review and develop site-specific maintenance tasks.
- Ensure drawings and O&Ms are updated to reflect system changes.
- Develop, implement, and maintain the site-specific plant replacement strategy and program.
- Ensure engineering service specifications, contracts, and documentation accurately represent service requirements.
- Prepare contract documentation, including Tender Documents, agreements, and specifications.
- Manage tendering procedures and analyze tenders.
- Undertake post-tender interviews.
- Manage contractors closely during mobilization and completion.
- Ensure Building Management is regularly appraised of new developments or problematic issues.
- Assist Building Managers in reporting emergency incidents, plant operation concerns, tenant relationship issues, and HSE/EHO involvement.
- Assist Building Managers in ensuring Building's Electronic Security Systems are fully operational and maintained.
- Ensure engineering standards in building management align with Board standards and operations manuals.
Requirements
- Working knowledge and experience of the mechanical and electrical services industry.
- Proven experience in the management of maintenance contracts and supervision of contractors.
- Ability to work effectively with staff, tenants, service providers, and contractors.
- Excellent managerial and inter-personal skills with a proven track record in managing change.
- Strong strategic vision and commitment to customer service.
- Extensive knowledge of operating Microsoft Office applications.
- Successful people management experience, including technical & personnel development & change management.
- Extensive experience of managing services to an agreed budget.
- Self-motivated, able to work on own initiative.
- Good understanding of building management.
- Excellent communications skills, both orally and in writing.
- Comprehensive knowledge and understanding of legislative health & safety requirements in relation to MEP services, L8 and MEP services.
- Excellent time management skills with ability to respond to client/contract deadlines.
- Fully conversant with Electrical installation and current IEE regulations.
- Experienced in the planning and delivery of MEP projects.
