About the Role
The Finance team manages capital liabilities towards banks and investors, including ongoing bank reporting, liquidity management for real estate projects and companies, and acquiring new financing. This role involves structuring and closing financings, preparing financing documents, managing bank reporting and covenants, controlling liquidity, managing the existing portfolio, and developing processes.
Responsibilities
- Structure and close financings: Acquire new property and project financings, manage extensions, and negotiate term sheets and loan agreements with banks and investors until signing.
- Prepare financing documents: Create compelling financing exposés, credit requests, and data rooms.
- Bank reporting and covenants: Prepare regular reporting for financing partners and monitor KPIs such as DSCR, LTV, and ICR.
- Control liquidity: Plan liquidity for all companies and projects, both operationally and strategically.
- Manage portfolio: Oversee the ongoing financing portfolio, maintain databases, and track maturities, interest rate commitments, and conditions.
- Develop processes: Contribute and implement own ideas for automation and professionalization of the department.
Requirements
- Relevant professional experience in real estate financing, ideally from a banking background or a comparable role.
- Sound understanding of financing structures, credit processes, covenants, and loan documentation.
- Excellent Excel skills and enjoyment of data work.
- Negotiation skills, persuasiveness, and a confident demeanor towards banks and investors.
- Independent and precise working style.
- Willingness to help shape a department.
- Availability for at least 35 hours per week.
- Fluent German (written and spoken).
