About the Role
The Property Manager will oversee rent collection, complete LIHTC certifications, and enforce building rules and lease regulations. This role involves processing payments, responding to tenant inquiries, generating notices, executing leases, and preparing financial reports. The Property Manager will collaborate with tenants, clinical staff, and maintenance teams to ensure timely rent payments and address property issues.
Responsibilities
- Oversee rent collection for assigned buildings, including processing payments and updating tenant ledgers.
- Respond to resident questions and concerns about billing inquiries and account status.
- Generate and issue rent statements and rent arrears letters monthly.
- Conduct outreach to tenants to address overdue payments.
- Generate rent collection and rent arrears reports for management.
- Provide residency letters and other documents for services to help residents address arrears.
- Fill apartment vacancies in a timely manner.
- Schedule and conduct applicant eligibility interviews.
- Facilitate collection of required documents and communicate application status.
- Determine initial eligibility of applicants for vacancies and draft acceptance letters.
- Complete applications and processes for housing subsidy vouchers.
- Complete leases and associated riders with tenants and explain tenancy rules.
- Track and complete recertifications, lease renewals, and other regulatory documents for residents.
- Respond to tenant complaints regarding occupancy issues and resolve them.
- Act as a liaison with the facility management team for apartment access for repairs.
- Identify and address lease violations or nuisance behavior.
- Participate in meetings with residential/clinical staff to discuss resident issues.
- Initiate Non-Payment or Holdover Evictions for tenants.
- Monitor status of eviction cases and appear in court as necessary.
- Maintain all property management files in accordance with agency and regulatory standards.
- Report crises, untoward incidents, and emergencies immediately to clinical staff.
- Adhere to personnel and residential policies and procedures.
- Perform other duties as assigned by supervisors.
Requirements
- Minimum one year’s experience working in Property Management.
- Experience with Section 8, HOME and other HUD programs.
- Ability to handle multiple tasks and shift between responsibilities.
- Ability to work effectively with others and maintain positive professional relationships with agency staff.
