About the Role
The Regional Manager is responsible for overseeing the entire operations of a housing community portfolio, managing all phases of operations including personnel, leasing, maintenance, financial, administration, and risk management. This offsite leadership role ensures compliance with company policies, safety guidelines, and liability concerns.
Responsibilities
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance.
- Address performance problems consistently, documenting adequately, communicating with supervisors and HR, and terminating when necessary.
- Prepare salary increase requests for Community Managers and assist with other team members.
- Approve timesheets, ensuring accuracy of hours, vacation/sick time, and signatures.
- Promote staff harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Achieve the highest possible net operating income through cost control and revenue/leasing improvements.
- Develop yearly operating budgets and forecasts.
- Provide monthly evaluations of significant budget variances.
- Suggest capital improvements for properties.
- Monitor project proposals, contracts, and work in progress.
- Ensure timely receipt, reconciliation, and coding of deposits, rent collections, charges, and vendor invoices.
- Ensure property closeout is completed on time and financial reports are accurate.
- Develop yearly marketing plans and utilize marketing strategies.
- Provide marketing strategies to generate rentals or rent increases.
- Ensure staff leasing techniques are effective and reporting systems are accurate.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Effectively show, lease, and move in prospective residents.
- Ensure administrative and leasing reporting is accurate, complete, and submitted on time.
- Assist with property emergencies, ensuring proper response and handling to minimize liability.
- Manage customer service and monitor maintenance staff responsiveness.
- Maintain property appearance and ensure timely repairs through regular inspections.
- Economically plan and utilize property resources, equipment, and supplies.
- Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.
Requirements
- High School Diploma or Equivalent.
- Ability to understand and perform all on-site software functions.
- Basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
