About the Role
Rose Associates is seeking an experienced General Manager to oversee one of the most ambitious office-to-residential conversions. The role involves cultivating relationships with tenants, owners, and staff to ensure seamless property operations and deliver a hospitality-driven experience. The goal is to optimize occupancy, profits, and elevate the property's reputation, service standards, and market value.
Responsibilities
- Interact with property owners, upper management, internal team members, and business partners to maximize client satisfaction and ensure project completion.
- Interface with residents to punctually address their concerns.
- Examine lease packages for current and potential residents in conjunction with internal departments.
- Provide direction, set goals, and manage scheduling for staff while fostering a positive work environment.
- Recruit, train, and lead a team to ensure efficient property operations.
- Oversee the training curriculum to ensure hospitality standards are achieved.
- Implement and track service KPIs to create elevated tenant experiences.
- Ensure compliance and communication of policies and procedures for residents and internal team members.
- Perform property inspections, oversee maintenance of building operations and systems, and coordinate repairs and capital improvements.
- Oversee ongoing construction for new buildings.
- Negotiate service contracts and ensure compliance with contractual obligations.
- Be available after-hours for emergencies and coordination of resources.
- Ensure appropriate insurance requirements are in place and report incidents.
- Participate in the preparation of and adhere to operating budgets and forecasts.
- Analyze patterns of income and expenses, providing recommendations to ownership.
- Implement strategies for enhancing financial operational performance.
- Process invoices through the AP system and manage vendor payments.
- Build positive relationships with residents, addressing concerns and implementing retention initiatives.
- Be present on-site and able to move throughout the building to address related matters.
- Perform duties outside their normal responsibilities as needed.
Requirements
- A minimum of 15 years of multifamily residential property management experience.
- Working knowledge and exposure to office and retail property management.
- Proficiency in navigating computers and property management software, to include Microsoft Office, iLuvLeasing (CRM), On-Site, and Yardi.
- Robust labor relations experience and skills.
- Strong technical knowledge of building systems, operations and maintenance.
- Understanding of marketing trends, budgeting and reporting, including strong financial skills with knowledge of GAAP.
- Valid NYS real estate license or ability to obtain one within the first 120 days of employment.
- Must be available to work weekends (Saturdays and Sundays) as needed.
