About the Role

The Elios Group, a strategic partnership of AUCTUS, invests in residential real estate in Berlin, focusing on existing properties, renovations, project development, and condominium privatization. Responsibilities

Operational responsibility for construction sites regarding deadlines, costs, and quality.
Regular site presence for coordinating trades and ensuring decision implementation.
Creation and management of construction schedules, early detection of delays, and implementation of countermeasures.
Performing quantity surveying, tendering, price comparisons, and awarding individual trades without unnecessary general contractor involvement.
Negotiating prices and services directly with executing companies and subcontractors.
Cost control and cost-to-complete calculations for continuous economic project status awareness.
Reviewing and negotiating change orders according to VOB/B, as well as invoices and measurements.
Managing renovations in occupied buildings, including tenant coordination, construction phases, and site logistics.
Responsibility for acceptances, defect tracking, and handover to sales or property management.

Requirements

Civil engineer, architect, or construction technician with at least 6 years of experience in construction management for residential buildings.
Ideally experienced in construction phases 6-9 and with experience in existing properties.
Proven ability to manage construction sites independently, not just from an office.
Proficiency in performing quantity surveying.
Experience with tendering and awarding software (AVA) such as iTWO, ORCA, California, Bechmann, or comparable is required.
Secure command of VOB/B and ability to evaluate change orders both technically and economically.
Understanding of both technical aspects and economic implications of decisions.
Ability to make independent decisions within the area of responsibility and escalate risks before costs or deadlines are compromised.
Negotiation-level German language skills.
Valid driver's license.
Residency in Berlin or willingness to relocate.
