About the Role

The Project Manager is responsible for the successful delivery of new-build commercial retail development projects. This role acts as the owner's representative, overseeing all project phases from due diligence to closeout, while managing stakeholders and ensuring projects are completed on schedule, within budget, and to quality standards.

Responsibilities

Develop and maintain project budgets and schedules.
Support Leasing with technical review and negotiation of tenant lease terms.
Manage the procurement process, including RFPs, bid evaluations, contract negotiations, and award.
Lead project teams, including architects, engineers, and contractors, fostering collaboration and clear communication.
Communicate project objectives, performance metrics, and reporting requirements to vendors and project teams.
Review construction plans, specifications, and deliverables.
Obtain required permits and approvals and manage regulatory compliance.
Manage contingency utilization and cost forecasting to stay within budget.
Monitor consultant and contractor performance and manage risks.
Support 3rd Party CM/GC in managing construction operations and site logistics.
Chair startup meetings and oversee tenant coordination.
Conduct site visits and monitor construction execution, resolving issues proactively.
Manage contract changes and disputes within budget contingencies.
Maintain a National Project Tracker with regular project status updates.
Recommend process improvements and best practices.
Administer project contracts, purchase orders, invoices, and change orders.
Promote a strong culture of trust, collaboration, safety, and accountability.
Ensure compliance with internal policies and HS&E regulations.

Requirements

Minimum 7 years of progressive construction project management experience.
At least 5 years managing ICI ground-up construction projects.
Experience working for a commercial developer, owner, REIT, or construction manager is considered an asset.
University degree and/or college diploma in Construction Management, Engineering, Architecture, or a related discipline.
Project Management Professional (PMP), Gold Seal Certification (GSC), Professional Engineering (P.Eng.) or equivalent designations are considered an asset.
Demonstrated ability to effectively manage timelines and budgets.
Proven track record of building strong working relationships with internal business partners.
Previous experience in developing detailed project plans using project management tools and methodologies.
Advanced understanding of risk management and procedures.
Strong planning and execution skills.
Superior analytic, problem-solving, critical thinking, and negotiating skills.
Extensive knowledge of construction materials, methods, and equipment.
Excellent verbal and written communication skills.
Ability to thrive in a fast-paced, challenging, and constantly changing work environment.
Ability to manage multiple projects concurrently with competing priorities.
Advanced proficiency with Microsoft Office Suite, Microsoft Project, and project collaboration platforms.
Experience with Bluebeam, Procore, PMWeb, or similar construction management systems is considered an asset.
Must hold a valid driver's license and have access to a vehicle.
Ability to travel to various project locations throughout ON and Eastern Canada is a requirement.
