About the Role
The Design Management Director provides overall direction and leadership for assigned work programs on projects delivered via design-build, EPC, or other alternative delivery methods. This role oversees successful design-phase delivery by leading the design team, trade partners, and others to achieve project objectives, requiring proactive leadership from business development through project completion.
Responsibilities
- Provides project oversight during the design phase, including direct oversight of the design team and stakeholder relationship management.
- Delivers results by influencing and leading others, optimizing performance and productivity.
- Partners with Operations and Client Solutions to grow sales and revenue, ensuring operational excellence and client experience for targeted design-build work programs.
- Prepares for interviews and leads internal and external presentations and proposals to support the business development process.
- Works directly with the operational delivery team to ensure a smooth transition from the Design Phase to Construction Phase activities.
- Ensures design documents meet owner’s program requirements and align with the construction budget.
- Serves as the principal interface with the design team, construction operations, and the client.
- Directs the selection of design professionals during the pre-qualification process by evaluating design partners through RFP and selection.
- Partners with the Construction Project Executive to set design budgets, schedules, and fees, and influences ongoing decisions throughout the project lifecycle that impact cost, schedule, and budget.
- Provides thought leadership and direction to the design process from schematic design through completion.
- Contributes to developing and maintaining relationships with preferred design partners, including architects and engineering consultants.
- Leads, supports, and promotes a culture of diversity and inclusion within JE Dunn.
- Understands JE Dunn’s policy of non-discrimination and ensures positive, proactive implementation.
- Identifies, understands, and manages the scope of work, schedule, and budget of various design packages.
- Reviews, negotiates, and manages owner and design partner contracts.
- Collaborates with Design Partner Leads and Management to define project scope, develop design concepts, allocate tasks, and align staff capabilities.
- Ensures effective communication channels are established to meet project objectives.
- Leads and coordinates meetings and establishes all design document flow and document control with clients, construction management, trade partners, and regulatory agencies.
- Develops comprehensive project budgets and work schedules as key monitoring tools.
- Proactively adjusts plans to align with budgetary and scheduling goals.
- Prepares the project execution plan, establishes control procedures, monitors progress, and takes corrective action.
- Follows established change management procedures to document and receive authorization for project change orders.
- Leads and facilitates client contact and business development activities.
- Performs field verifications/site walks to identify, verify, resolve, and incorporate solutions into design packages.
- Troubleshoots and resolves complex design problems in the field during construction.
Requirements
- 15+ years of design and/or construction management experience.
- 5+ years of people management experience.
- Cross-functional knowledge of key engineering disciplines (Architectural, Structural, MEP, etc.) and relevant trades.
- Experience taking conceptual design through construction, working with internal and external partners.
- Experience delivering projects utilizing Design-Build, EPC, or alternative contracting methods and managing associated contractual risk.
- Valid and unrestricted driver's license required.
- Must be able to lift up to 25 pounds.
- May require extensive periods of travel.
- Must be willing to work non-traditional hours to meet project needs.
- May be exposed to extreme conditions (hot or cold).
- Assignment location may include project sites and/or in the office.
- Frequent activity: Sitting, Viewing Computer Screen.
- Occasional activity: Standing, Walking, Bending, Climbing, Reaching above Shoulder, Pushing, Pulling.
Skills
- Communication skills, verbal and written – Advanced
- Ability to conduct effective presentations – Advanced
- Proficiency in MS Office – Advanced
- Ability to read and understand drawings and specifications – Advanced
- Ability to apply Lean process and philosophy
- Proficiency in Autodesk Suite
- Experience with U.S. building design codes and material specific standards
- Ability to think in a highly structured manner along all design disciplines while also having creativity to develop specialized solutions by anticipating potential challenges
- Ability to build relationships and collaborate within a team, internally and externally
