About the Role

CCI is a not-for-profit development and management company assisting low- and moderate-income families and seniors in securing suitable housing across Upstate New York. The Property Manager coordinates daily operations, manages staff and resident relations, oversees work orders and re-certifications, and collaborates with maintenance staff to address facility needs.

Responsibilities

  • Collect 100% of the rent every month and manage delinquencies.
  • Maintain and increase occupancy.
  • Manage application waiting lists.
  • Complete resident selection and certification accurately and timely.
  • Pass REAC and MOR inspections, and maintain required housing and company quality standards.
  • Conduct initial lease process with certification and annual recertification for affordable housing compliance.
  • Ensure adherence to all affordable housing regulations (HUD, Section 8 and Tax Credit).
  • Handle tenant complaints and emergencies promptly.
  • Provide excellent customer service.
  • Ensure work orders are created and processed promptly.
  • Conduct annual unit inspections and as-needed inspections.
  • Accomplish organization goals by taking ownership of new requests and seeking opportunities to add value.
  • Fill in for other staff during extended absences.
  • Comply with anti-discrimination laws regarding housing, renting, and advertising.

Requirements

  • Three-five years of related experience and/or training in the property management field.
  • Must have a valid Class D driver’s license.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence, understand work orders, and fill out completed spreadsheets.
  • Ability to interpret sketch plans and As-Built Plans.
  • Ability to present information effectively in one-on-one and small group situations.
  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute areas and volumes necessary for project budgeting.
  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in flexible situations.
  • Ability to delegate tasks to specialized vendors if required and deliver quality workmanship in an efficient timeframe.
  • Basic personal computer skills including email, database/spreadsheet posting, word processing, bookkeeping, and data entry.
  • Employees should be trained in the use of a tablet or similar device for daily tasks and work orders at scattered sites while working out of a service vehicle.
  • Regularly required to stand; walk; use hands to finger, handle, or feel; and talk or hear.
  • Frequently required to reach with hands and arms.
  • Occasionally required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell.
  • Must regularly lift and/or move up to 50 pounds and occasionally lift and/or move up to 80 pounds.
  • Frequently exposed to moving mechanical parts, fumes, or airborne particles, and outside weather conditions.
  • Occasionally exposed to high, precarious places; toxic or caustic chemicals; risk of electrical shock; and vibration.
  • The noise level in the work environment is usually loud.
