About the Role

The Construction Project Manager is responsible for leading and facilitating all aspects of the construction process for any given project, ensuring it is built on time, on budget, and within pre-established quality parameters. This role will work on New Construction or Renovation projects as applicable and assigned.

Responsibilities

  • Prepares and directs overall construction project schedule and ensures contractor compliance.
  • Reviews contractor schedules, verifies construction deadlines/milestones, and monitors punchlist completion.
  • Maintains and manages the internal overall project schedule on behalf of Ownership.
  • Monitors and forecasts costs for the assigned site and participates in monthly cost forecast report preparation.
  • Identifies cost and budget risks early with corresponding mitigations.
  • Manages design teams, contractors, and sub-contractors on new construction and tenant in place rehabilitation projects.
  • Reviews and negotiates change proposals from contractors and/or subcontractors.
  • Prepares or oversees the preparation of change proposals to the Owner.
  • Seeks internal approval for change proposals.
  • Monitors design progress to ensure construction documents allow for timely construction starts and work continuity.
  • Conducts site meetings attended by contractors, other project managers, and field managers.
  • Ensures accurate meeting minutes are kept and issued promptly.
  • Coordinates and directs project support team efforts, including scheduling, design, and safety.
  • Participates with designers in resolving design issues and conflicts.
  • Coordinates design resolution with contractors to avoid impacting construction progress, quality, constructability, or usability.
  • Provides preconstruction services including logistics planning, estimate review, identification of long lead items, and coordination with Development and other departments.
  • Reviews and approves contractors' monthly pay applications and obtains approval from lender's representatives.
  • Attends pre-acquisition walk-throughs to identify capital needs and risks associated with potential assets.
  • Formulates a detailed report of findings, budget, and schedule for major rehabilitations.
  • Identifies, hires, and manages consultants, including Architects and Engineers, to ensure design schedules are met.
  • Reports project status, risks, and mitigations to internal and external parties.
  • Collaborates with internal departments (acquisitions, asset management, development, legal, finance, accounting, operations) on construction development strategies, plans, and business models.

Requirements

  • 5-7 years of experience with project management of new construction in New York City.
  • Some exposure to the business aspects of the development process required.
  • Ability to travel up to 25% of the time.

Skills

  • Advanced knowledge of scheduling, Construction Management, and Cost Control programs preferred.
  • Advanced familiarity with various contract types (including CM at risk, CM Agent, GC lump sum) required.
  • Written and verbal communication skills required.
  • Proficient with Microsoft Office Suite including Excel, Word, Project required.
  • Organized and able to prioritize tasks / work with multiple demands for time required.
  • Advanced ability to approach and demeanor to match shifting demands of various situations required.
  • Advanced ability to gain confidence and trust of others through honesty, integrity, and authenticity required.
  • Advanced problem-solving abilities required.
