About the Role
Fairstead is seeking a Compliance Lease-Up Specialist to lead all compliance efforts during the lease-up phase, ensuring adherence to federal, state, and local housing regulations. This role is crucial for maintaining compliance with LIHTC and HUD Project-Based Section 8 programs, working with various teams to ensure a smooth and compliant lease-up experience.
Responsibilities
- Oversee compliance during initial lease-up and/or takeover phases, ensuring timely documentation and reporting.
- Ensure accurate and timely processing of tenant/resident verifications and compliance paperwork.
- Conduct detailed initial reviews of lease-up files for accuracy, completeness, and program eligibility.
- Establish a standardized review process and Quality Assurance check for streamlined file approvals.
- Ensure all approved lease-up resident files are uploaded into designated platforms.
- Respond to audit findings and implement corrective action plans.
- Perform other duties as assigned.
Requirements
- Three years of affordable housing compliance experience.
- Strong knowledge of affordable housing multifamily leasing and compliance for LIHTC and PBRA Section 8 programs.
- Recent experience with LIHTC Initial Lease-Ups or LIHTC Acquisition/Rehab Lease Ups.
- COS Certification through NCHM required or must be obtained within the first 60 days of employment.
- Excellent communication skills (written and oral).
- Strong interpersonal skills, including experience managing people (multiple locations preferred).
- Strong organizational, prioritization, and time management skills.
- Extremely detail-oriented.
- Ability to thrive in a fast-paced environment with tight deadlines.
- Proficient with Microsoft Office Suite, including advanced Excel functions.
- Yardi and/or RealPage/OneSite experience preferred or ability to learn new software quickly.
