About the Role
The Assistant Project Manager will be responsible for construction execution, tenant communication, and oversight of Tenant Improvements (TI) and Tenant Allowances (TA) for all new and existing tenants. This role acts as the primary liaison between L+M Development Partners and the tenant from lease execution until space delivery, final document receipt, or final TIA payment.
Responsibilities
- Prepare and obtain all requested construction budgets and pricing.
- Support the leasing team during lease negotiations related to construction costs and issues.
- Track all deals for lease execution.
- Obtain tenant contact information from the leasing team.
- Collect all required insurance documentation from the tenant and tenant’s contractors.
- Develop the landlord’s scope of work, competitively bid, and contract for all required work.
- Manage all outside GCs or direct the landlord’s GC for all required improvements.
- Review and approve tenant construction drawings.
- Track the permitting and bidding process by each tenant.
- Oversee all tenant work for compliance with code, protection of base building systems, and safety.
- Monitor critical milestone dates to ensure timely completion of work.
- Coordinate the close-out of all open permits and inspections.
- Inform the leasing team upon completion of work to facilitate the rent commencement letter.
- Process TIA payments.
- Coordinate the transfer of utility accounts for tenants with property management.
Requirements
- Bachelor’s degree preferred in engineering, architecture, or construction management or equivalent, relevant experience.
- 10 years of directly relevant experience in commercial real estate, ideally retail.
- Prior experience with document review, inclusive of certificates of insurance, contractor indemnity, and lien releases.
- Ability to read and understand construction drawings.
- Retail real estate construction experience strongly preferred.
