About the Role
Austin Commercial is seeking a Project Manager I to join their Austin, TX Division. This role involves assisting with the oversight of construction projects, contributing to preconstruction agreements, and ensuring project success in a 100% employee-owned company.
Responsibilities
- Assist the project manager II with project oversight, including planning, scheduling, and coordinating all project phases.
- Support the PM II in working with owners and architects during plan development, providing technical and cost input, and preliminary budget estimates.
- Assume overall responsibility for project startup activities, coordinating with the superintendent on site security, temporary power, and material storage.
- Work with the PM I to review subcontractor bids, award subcontracts, and ensure subcontractors have required bonds and insurance.
- Ensure contract terms and specifications are met, inspect work in progress, and maintain high standards of quality.
- Approve subcontractor work for payment, code invoices, and sign pay requests.
- Establish and maintain a cost accounting system, oversee the conversion of bid documents to cost elements, and prepare monthly job status reports.
- Prepare and submit monthly pay requests for owners and architects, ensuring accuracy and timeliness.
- Work with the Scheduling department to develop and update a master construction schedule.
- Distribute proposed changes for pricing, price self-perform work, verify subcontractor pricing, and evaluate schedule impacts.
- Ensure compliance with all federal, state, and municipal laws, ordinances, and building codes.
- Perform closeout documentation, completion reports, and collection of final monies.
- Establish safety requirements and expectations for the project, review safety manuals, and oversee safety inspections.
Requirements
- B.S. in construction management/science, engineering, or related field.
- 4+ years of work experience in the construction industry.
- Successful completion of OSHA 30-Hour Construction Industry Outreach Training (may obtain within first year of employment).
- Experience with project manager software.
- Experience with cost projection, scheduling, financial analysis, budget reviews, and labor reports.
- Ability to build and manage direct reports.
