About the Role
The Real Estate Investments Associate actively supports the pension fund's real estate portfolio team by conducting due diligence on new investments and developments. They monitor investment performance and provide related reports and analysis. The role requires a strong understanding of the investment industry, including portfolio management, securities and investment dealers, public pension plans, and financial markets. This position requires working in the office four to five days a week.
Responsibilities
- Contribute to financial modeling and analysis of funds, companies, and transactions.
- Review and analyze investment opportunities in funds and direct investments.
- Prepare screening reports and conduct thorough due diligence for new investment opportunities in collaboration with the investment team.
- Collaborate on the preparation of investment recommendation reports.
- Review quarterly reports from external investment managers, monitor performance and key operational metrics, review capital calls and funding requests from external managers, and perform financial and portfolio analysis.
- Monitor real estate market trends, transactions, capitalization rates, rent growth trends, and macroeconomic factors impacting portfolio performance.
- Assist in preparing the periodic Investment Advisory Committee report summarizing operational activities, portfolio performance, valuation attribution analysis, and other required reports.
- Develop and update databases, research report repositories, financial systems, models, and internal reporting tools, while streamlining operational processes.
- Develop and maintain portfolio analytics dashboards and business intelligence reporting solutions to enhance data accessibility, quality, and efficiency in investment decision-making.
- Assist in preparing quarterly investment reports for each portfolio investment (fund or direct investment).
- Ensure data accuracy and timely reporting, and monitor property-level performance against approved business plans, identifying significant variances, risks, and opportunities requiring further review.
- Support ad-hoc analyses for portfolio management as needed, including analysis of new leases, tenant credit, sector exposure, and covenants.
- Support Environmental, Social, and Governance (ESG) initiatives by collecting, validating, and analyzing sustainability metrics and reporting on them across portfolio investments, contributing to ESG monitoring and disclosure requirements.
- Develop and support automation solutions to improve the efficiency of investment reporting, enhance data quality controls, and improve the consistency and reliability of portfolio intelligence.
Requirements
- Hold a university degree in business administration, finance, or mathematics.
- One to three years of relevant professional experience (e.g., commercial real estate investment analysis, investment banking or corporate banking, securities research, consulting, accounting, or transaction services) is an asset.
- Experience or knowledge of the commercial real estate sector is an asset.
- Excellent ability to create reports, spreadsheets, and financial models using Excel.
- Knowledge of cash flow forecasting and modeling in Argus Enterprise.
- Ability to prepare compelling PowerPoint presentations.
- Excellent organizational, prioritization, and time management skills.
- Good interpersonal skills.
- Excellent oral and written communication skills.
- Critical thinking and ability to communicate complex ideas and concepts.
- High level of motivation, energy, and enthusiasm for investment matters.
- Knowledge of the Yardi platform is an asset.
