About the Role

The Associate, Real Estate Investments actively supports the Pension Investment, Real Estate portfolio team in due diligence, performance tracking, reporting, and analytics for new investments and developments. The role requires familiarity with the investment industry, including portfolio management, investment dealers, public pension plans, and capital markets.

Responsibilities

Assists with financial modeling and analysis of funds, companies, and transactions.
Reviews and analyzes fund and direct investment opportunities.
Prepares initial screening reports and conducts detailed due diligence on new investment opportunities.
Helps prepare investment recommendation reports.
Reviews external manager quarterly reports, tracks key performance and operational metrics, and reviews capital calls and funding requests.
Conducts financial and portfolio analyses to identify key insights, performance drivers, risks, and opportunities.
Monitors real estate market trends, transaction activity, capitalization rates, rental growth trends, and macroeconomic factors.
Assists in the preparation of periodic Investment Advisory Committee reports.
Builds and maintains internal databases, research repositories, financial systems, models, and reporting tools.
Streamlines operational processes.
Develops and maintains portfolio analytics dashboards and business intelligence reporting solutions.
Assists in the preparation of Quarterly Investment Reports for each investment.
Ensures data accuracy and timeliness of reporting.
Monitors property-level performance against approved business plans.
Supports ad-hoc analyses for portfolio management, including new leases, tenant credit, industry exposure, and loan covenant.
Supports Environmental, Social and Governance (ESG) initiatives by collecting, validating, analyzing, and reporting sustainability metrics.
Develops and supports automation solutions to improve investment reporting efficiency, data quality, and consistency.

Requirements

Completion of a university degree in Business, Finance or Mathematics.
Strong ability to create reports, spreadsheets and financial models using Excel.
Knowledge of cash flow forecasting and modeling in Argus Enterprise.
Ability to prepare compelling PowerPoint presentations.
Strong organizational, prioritization and time-management skills.
Good interpersonal skills.
Excellent oral and written communication skills.
Ability to think critically and to communicate complex ideas or concepts.
A high-level of motivation, energy and excitement concerning investments.
