About the Role

The Area Manager oversees multiple sites in a highly dense market with several property leaders as direct reports. This role is responsible for the financial and operations performance of their communities while supervising property managers and ensuring the highest possible net operating income without compromising property appearance or customer service.

Responsibilities

  • Oversees a team of property managers at multiple sites.
  • Establishes and coordinates a communication system between property managers and the Corporate Office.
  • Ensures the highest level of performance and professionalism of supervised associates.
  • Supports and ensures proper use of property management and time-keeping software systems.
  • Completes performance evaluations on supervised associates.
  • Leads the preparation of annual operating budgets and projections for supported properties.
  • Makes decisions to ensure properties execute to their budget.
  • Prepares purchase orders and approves expenditures within budgetary guidelines.
  • Reviews vendor contracts and makes recommendations.
  • Reviews monthly operating results and assists with variance reports.
  • Assists with the development and implementation of marketing plans for properties.
  • Coordinates advertising and promotional needs with the Marketing Department.
  • Ensures compliance with affirmative marketing procedures and goals.
  • Oversees the approval of all applicants for residency, including affordable housing programs.
  • Approves all leasing documents and ensures collection of application fees, deposits, and move-in monies.
  • Collects rent, verifies amounts, accounts for discrepancies, deposits rent daily, and follows up on delinquent rents.
  • Initiates collection and/or eviction procedures as necessary.
  • Oversees the process for move-out inspections and charges residents for damages or unpaid fees.
  • Prepares and approves move-out documents and maintains on-site records.
  • Conducts move-in inspections to determine market readiness and implements housing quality standards.
  • Performs interim unit inspections.
  • Meets with prospective residents, identifies housing needs, and interviews them for eligibility.
  • Shows vacant and model suites and property amenities.
  • Quotes rental rates and promotions.
  • Makes follow-up calls and sends follow-up literature.
  • Collects funds related to applications, security deposits, and rentals.
  • Maintains a working knowledge of maintenance programs and capital improvement projects.
  • Ensures proper and efficient operation of systems, preventive maintenance, housekeeping, and resident service requests.
  • Ensures compliance with housing quality standards.
  • Coordinates with the Engineering Department on major maintenance issues.
  • Responds to emergency situations and contacts appropriate personnel or agencies.

Requirements

  • 8-10 Years of General Supervisory and Property Management required
  • 3-4 Years of Specific Multi-site management experience preferred
  • 10+ years of relative work experience could offset minimum educational requirements
  • Up to 25% of the time travel required

  • $110,900 - 155,190 annually
