About the Role
The Building Operator reports to the Operations Manager and is responsible for the day-to-day operations of the building, including general maintenance and maintaining mechanical systems. This role also focuses on fostering positive relationships with tenants, contractors, and sub-contractors.
Responsibilities
- Provide excellent tenant services, emphasizing a co-operative, helpful, and non-disruptive approach.
- Respond to tenant work orders and inquiries promptly, resolving issues and complaints.
- Assist with coordinating tenant move-ins and move-outs.
- Direct tenants, contractors, and others during emergencies.
- Ensure building safety and adherence to occupational health and safety standards, including hazardous materials handling.
- Be aware of and ensure compliance with WHMIS rules, Crown’s Health and Safety Policy, and environmental programs.
- Perform water treatment chemical testing and critical system testing, maintaining log books.
- Respond to emergency situations and make or arrange for necessary repairs.
- Supervise and monitor scheduled maintenance and related services, ensuring appropriate service levels.
- Perform general maintenance duties including housekeeping, snow removal, and coil cleaning.
- Conduct daily inspections of building components, documenting findings and taking corrective actions.
- Notify supervisor of any observed inefficiencies in utilities or operations.
- Maintain inventories and request materials and supplies for maintenance activities.
- Be available for scheduled and unscheduled overtime as required.
- Share on-call duties and provide standby support to maintenance staff.
- Attend after-hours emergencies as required.
- Provide support to the Operations Supervisor or other property management staff as requested.
- Obtain estimates and/or quotes for proposed work, maintaining purchase orders.
- Assist and coordinate contractors as needed.
- Assist with coordinating on-site construction projects, ensuring adherence to standards and proper documentation.
- Seek opportunities and support best practices to reduce energy consumption.
- Work with waste removal contractors to maximize diversion from landfill.
- Assist with environmental assessments and reporting.
- Assist with BOMA BEST submissions, LEED projects, and other green management practices.
- Perform other related responsibilities as requested.
Requirements
- Post-secondary education in a related field is preferred.
- BES I/II certification or an equivalent technical designation is considered an asset.
- 1-3 years of experience in the property management sector.
- Proficiency with computer applications is an asset.
- Able to work effectively both independently and as part of a collaborative team.
- Working knowledge of building systems, including building automation systems, preventative maintenance programs, HVAC operations, life safety systems, security systems, plumbing, electrical systems, door hardware, and hazardous materials handling.
- Strong mechanical aptitude with a solid understanding of building systems and equipment.
- Knowledge of construction practices and techniques.
- Excellent customer service and relationship management skills.
- Current certification in Basic First Aid, CPR, and AED.
- Valid Ontario Class G driver’s license with access to a reliable personal vehicle for daily use.
- Must be legally entitled to work in Canada.
