About the Role
JLL empowers its people to shape a brighter future for real estate. This role supports the London and regional portfolio by providing all-round engineering support, maintaining systems, and mobilizing new contracts. It requires a detailed understanding of building services systems, contingency procedures, and compliance with health and safety regulations.
Responsibilities
- Develop and maintain excellent client relationships at all levels.
- Plan, coordinate, and execute quarterly business reviews (QBR) for their region.
- Act as the point of escalation for all engineering matters in their region, working closely with Senior Facilities Managers.
- Build and oversee audit and quality management procedures for all areas of contract delivery, working closely with the Property and Engineering team to close out any audit actions.
- Oversee Planned and Reactive maintenance for all assets identified within the clients CAFM system in accordance with an agreed maintenance regime.
- Ensure all sub-contractors are pre-qualified to complete the required works.
- Work closely with Engineering Managers to analyze PPM and asset information to identify efficiencies and cost savings.
- Support Engineering Managers in ensuring all compliance is up to date.
- Act as POC for all site compliance logs books, ensuring they are updated and available for inspection.
- Ensure premises Risk matters are closed off within the required times.
- Ensure Engineering Managers coordinate required statutory inspections.
- Ensure internal audits are completed in line with Integral policies.
- Provide sub-contractor control provision for the site-wide FM operation.
- Analyze service failures and ensure resilient remedial works are put in place.
- Ensure a consistent level of service delivery in accordance with contract SLAs + KPIs.
- Monitor close off of all monthly PPM WOs highlighting any risk in a timely manner.
- Supply quarterly financial reports.
- Oversee project team delivery to ensure completion certificates are provided for timely invoice raising.
- Monitor and manage Work in Progress to ensure all works are within expected budget.
- Report to the Account Director on the financial position and detail of the contract provision.
- Ensure parts required are clearly and accurately stated and difficulties encountered are reacted to accordingly.
- Keep customers informed of progress on engineering activities.
- Support site sustainability requests and tasks.
- Highlight any shortfall or extra labour requirements to complete the contract according to SLA.
- Act as a central coordinator/collator for all near misses, incidents, and accidents for their area.
- Ensure all training is completed as per contract requirements.
Requirements
- Demonstrate a track record of managing multidisciplinary teams to deliver successful business change and transition projects in a large and diverse organisation.
- Highly developed listening and communication skills.
- Commercial mindset.
- Strong financial acumen.
- Ability to work effectively with stakeholders at all levels.
- Flexibility and resilience to adopt new approaches and ways of working.
- Strong experience in a management role in the Building Services industry.
- Strong communication skills and the ability to deal with all levels of staff or difficult situations.
- Ability to operate and investigate CAFM systems.
- Technical understanding of HVAC systems.
- IOSH Accredited.
- Excellent professional presence with strong written and oral communication skills.
- Ability to lead, motivate, and direct a team of technicians/operatives.
- Ability to work under pressure with strong organizational and time management skills.
- Pro-active in achieving the highest standard of operation.
- Process-driven, with an orientation towards continuous process improvement.
- Experience working in a “hard FM” biased services delivery organisation.
- Expert skills in MS Office applications and MS SharePoint.
