About the Role
The United Group of Companies is seeking a full-time Leasing + Marketing Specialist to join their team at The Treasury/Salt - City Flats in Syracuse, NY. This role is crucial for achieving occupancy goals and enhancing the resident experience.
Responsibilities
- Establish new relationships with prospects, maintaining continuous communication to identify needs and close sales, converting prospects into residents.
- Tour visitors of the community, show apartments, encourage qualified prospects to apply for residency, close sales, and assist with the application process.
- Receive and manage incoming calls.
- Ensure the model apartment and/or vacant unit(s) are ready to be shown to prospective residents.
- Follow up on leads regularly.
- Prepare all necessary packets, materials, and paperwork for move-ins or move-outs.
- Keep units leased to meet or exceed budget.
- Prepare and send required weekly and/or monthly reporting to stakeholders.
- Achieve occupancy goals of the property through managing various initiatives, campaigns, programs, and events.
- Design and develop marketing plans in accordance with the established budget in collaboration with the Property Manager; execute plan as outlined.
- Assist in preparation of advertising and marketing materials, as well as lease and move-in packages.
- Perform outreach marketing within the surrounding community, establishing relationships with local business partners.
- Assist in branding the overall property through cutting-edge marketing campaigns and on-site promotional events.
- Make recommendations to improve marketing and leasing programs.
- Conduct research on new and existing market communities for budgeting and operations purposes.
- Shop, evaluate, and prepare Quarterly market studies based on competitive properties, analyzing marketability of unit market rates, advertising, signage, decor, amenities, and curb appeal.
- Use social media tools to increase exposure, gain brand awareness, and create client loyalty.
- Assist residents with various needs/requests, such as submitting work orders, key access/entry, and emergency assistance.
- Assist in all phases of the rent collection process and rent manager program.
- Communicate all problems or potential issues and make recommendations to the Property Manager and/or Maintenance.
- Plan, assist with, and support on-site resident events and programming.
- Handle emergencies that may arise on site.
- Recommend purchasing supplies, materials, equipment, and related items as needed and when approved.
Requirements
- Bachelor’s Degree + related/applicable work experience in sales, real estate, and/or property management.
- 1+ years of experience in multi-family, lease-up real estate.
- Experience with property management software – i.e. Entrata, Yardi, or similar.
- Demonstrates integrity on a personal and professional level.
- Exceptional communication and sales skills.
- Desire to work with the active adult/senior demographic.
- Ability to solve problems involving residents, maintenance, and challenging situations.
