About the Role

TRC is seeking a Land/Row Representative in Texas. The Senior Land Representative will possess an excellent working knowledge of all right of way disciplines including title, permitting, acquisition, and documentation. This role requires the ability to work independently and a strong understanding of property valuation, survey drawings, and alignment sheets.

Responsibilities

  • Research contact information and initiate contact with owners of interest in property affected by project.
  • Communicate property appraisals and valuations to landowners.
  • Secure permission to enter properties from landowners and tenants.
  • Establish and maintain positive working relationships with project-affected landowners.
  • Negotiate for ROW options, easements, fee interest, and curative documents while maintaining the ROW compensation policy.
  • Assist in the development of a construction line based on ROW conditions and restrictions.
  • Maintain a detailed diary of contacts for each property owner and tenant and prepare a weekly activity report.
  • Maintain a detailed log of all payments.
  • Estimate and negotiate damage settlements.
  • Represent client by participating in community project meetings.
  • Support all construction activities.
  • Work with landowner attorney representation to further negotiations and reach agreement.
  • Obtain necessary documents from local county public records.
  • Assist in project mail outs, file preparation, and data needs.
  • Document all ROW activities.
  • Utilize land database systems, digital filing sharing systems, spreadsheet, and word processing systems.
  • Adhere to project Safety / Quality / Sustainability Plan.

Requirements

  • TREC License is required.
  • Must have a valid Driver's license.
  • Able to obtain State's Notary Public.
  • State Real Estate Licensing, if required by State.
  • Five (5) years of experience as a ROW agent or related ROW position.
  • Proficient in Microsoft Office products, including spreadsheet and word processing.
  • Must be detail-oriented with excellent analytical and quantitative skills.
  • Requires specialized knowledge in the methods and techniques for performing Land Services activities.
  • Must possess competent knowledge and skills in land description and terminology, surface and subsurface rights, ROW document analysis, and have excellent negotiation skills.
  • Must be able to work alone, make decisions, and use judgment.
  • Ability to demonstrate initiative and assertiveness.
  • Ability to plan and manage work efficiently.
  • Ability to work well under stress and time pressures.
  • Creativity, foresight, and mature judgment to identify and resolve business, technical, and administrative problems.
  • Ability to complete and understand valuation calculations using Microsoft Excel.
  • Able to learn new computer programs quickly.
  • Must have strong verbal and written communication skills.
  • Able to interact with all levels of management and work effectively with a wide range of constituencies in a diverse community.

  • Must be able to lift and/or move up to 35 pounds.
  • Must be able to walk long distances over varying terrains.

  • Ability to perform work at field locations, governmental agencies, corporate entities, and client offices.
